Trammell Crow Co. and joint venture partner Daiwa House Texas Inc. broke ground on the 687K SF Phase 2 of Blue Ridge Commerce Center in Fort Bend County after finishing the 1.3M SF Phase 1 last year.

At the northeast corner of Fort Bend Parkway and McHard Road, Phase 2 will include a 183K SF cross-dock building, a 304K SF front-load building and a 201K SF rear-load building. This will bring the total number of buildings in Blue Ridge to eight.
Phase 1, delivered last fall, included five buildings. Three buildings have been sold to owner-occupants, while another was fully leased. The 158K SF Building 2 remains available.
Seeberger Architecture designed Blue Ridge Commerce Center Phase 2. BGE is the civil engineer. E.E. Reed Construction is the general contractor for the buildings, while Linco Construction Co. is the general contractor for public infrastructure improvements.
Sumitomo Mitsui Banking Corp. provided project financing. Cape Bell and Jason Dillee of CBRE are marketing and leasing both phases.

Oxford Partners hired Ashley Wensrich as vice president of the healthcare division. She will work alongside Nelson Udstuen to represent medical office and healthcare tenants.
Wensrich brings about a decade of experience in commercial real estate landlord rep, starting in office before transitioning to medical office. She most recently served as an associate broker and marketing specialist at Transwestern.
SALES
Indus Realty Trust acquired Park 845 Crossing, a 757K SF multitenant industrial portfolio at 11710 North Freeway. Constructed between 2008 and 2014, Park 845 includes five tiltwall buildings ranging from 54K SF to 245K SF on 29 acres at the interchange of Interstate 45 and Beltway 8.
JLL represented the seller, an affiliate of Equus Capital Partners. The JLL Capital Markets team was led by Trent Agnew and Charlie Strauss, along with Lance Young, Brooke Petzold and Max Myers.
At the time of sale, the property was 99% leased to 11 tenants in industries including food service distribution, tire manufacturing and distribution, HVAC wholesale, third-party logistics and air freight services.

Marcus & Millichap’s Dave Knobler, Mixson Staffel and Charles “Chico” LeClaire represented the unnamed seller of a five-property self-storage portfolio across Greater Houston. The portfolio totals 1,042 units. The properties include Royal Storage of Brookshire, Royal Storage of Pattison, Waller Storage Center, Waller Boat & RV Storage and Hockley Storage Center.

G&S Fasteners leased 19,200 SF of industrial space at 7818 Kempwood Drive. Oxford Partners’ Stephen Golding represented the tenant. The landlord, Ranger H-TX LP, a subsidiary of DRA Advisors, was represented by Natalie Gilbert of Stream Realty.

Ascendant Development completed and is now leasing Amplify Tomball, a 170-unit build-to-rent townhome community at 17318 N. Eldridge Parkway in Tomball. The three-story townhomes have one- and two-car garages and one- and two-bedroom layouts.
Amenities include a saltwater pool, a fitness center with a yoga and spin room, a dog park and propertywide WiFi.

Portman closed on the land and construction loan for Gateway 1960, a three-building industrial park totaling 714K SF near George Bush Intercontinental Airport. It will include one 440K SF cross-dock building and two front-load buildings, one 157K SF and the other 116K SF.
The project team includes Angler Construction as general contractor, Powers Brown Architecture as the architect and Langan as the civil engineer. Portman will begin development this month and deliver Gateway 1960 in the third quarter of 2027. Partners Real Estate is leading marketing and leasing.
FINANCING

Christen Vestal and Provident Realty Advisors secured $102M in financing for the development of Port 99 Phase 2, a three-building industrial park totaling about 1.3M SF. The development is on 92 acres on FM 2354 in Baytown.
The financing includes a $30.4M mezzanine construction loan from PGIM’s Real Estate Investment Group as well as senior financing from Bank OZK.
Northmarq’s Houston debt and equity team, led by Warren Hitchcock, arranged the financing. Junction Commercial Real Estate is Provident’s joint venture equity partner. Northmarq has arranged more than $125M in capitalization for Port 99, helping finance over 2.6M SF of industrial development in Baytown.
