Hanover Delivers South Houston Industrial Development. Welcome Group Starts Another
Hanover Co. completed a 213K SF cross-dock warehouse on Kirby Drive in South Houston as local developer Welcome Group announced plans to develop a 250K SF industrial campus in nearby Pearland.
Hanover, a Houston-based national developer of luxury multifamily and residential properties that began developing industrial projects in 2024, announced the completion of Kirby 288 on Monday.
Kirby 288 was Hanover’s second industrial project in the Houston area. In November, it started its third in the region, this one on the north side.
“Kirby 288 reflects the kind of disciplined industrial development we believe creates long-term value,” Hanover Development Partner James Melody said in a statement. “The facility is functionally designed and strategically positioned to effectively serve Houston’s warehousing and logistics needs.”
Powers Brown Architecture is the architect for the project, and Colliers’ Robert McGee is handling leasing.
Kirby 288 is at 12150 Kirby Drive, just west of State Highway 288 at the northwest intersection of Kirby Drive and Mowry Road in South Houston.
About 5 miles south on a different segment of Kirby Drive in Pearland, Welcome Group plans to develop Lower Kirby Business Park, a 25-acre, master-planned industrial campus, the company announced Monday
The project at 15020 Kirby Drive in Pearland, near the corner of Beltway 8 and State Highway 288, will have more than 250K SF of industrial space across four buildings.
The park is designed to accommodate a range of manufacturing, logistics and distribution users ranging from 25K SF to 100K SF each. The site plan also allows for future expansion.
“Lower Kirby Business Park reflects our continued commitment to delivering high-quality industrial developments in strategically connected growth markets,” Welcome Group CEO Welcome Wilson Jr. said in a statement.
Led by KDW, Phase 1 construction is expected to begin later this quarter. Availability is anticipated for the second quarter of 2027.
