Modular Power Solutions Leases Houston Industrial Building
Modular Power Solutions leased Maverick Distribution, a new 436K SF, Class-A industrial development by Lincoln Property Co., according to a press release.
Modular Power Solutions, a subsidiary of electrical contractor Rosendin Holdings Inc., is an industrialized construction organization that powers large-scale data center projects and offers solutions at any stage of a product life cycle.
The lease comes as Houston is seeing an increase in data center development.
"This lease also reflects the broader infrastructure and logistics ecosystem taking shape in North Houston, where demand is being driven not only by traditional distribution users but also by the rapid growth of data centers,” Kevin Wyatt, executive vice president for Lincoln Property Co., said in a statement to Bisnow.
The acceleration of data center development is bringing an increased demand for nearby Class-A industrial space that can support power-intensive operations, equipment staging, automation and supply chain logistics, Wyatt said. Maverick Distribution has 4,000 amps of power.
Maverick Distribution is on a 26-acre site at 18239 Aldine Westfield Road in North Houston, adjacent to George Bush Intercontinental Airport. Lincoln and its joint venture partner, Hartford Investment Management Co., completed construction of the project in January 2025.
Modular selected Maverick for its location and availability of a standalone building capable of accommodating its operational footprint, according to the release.
“Assets like Maverick, with strong power capacity, access to major transportation corridors and proximity to IAH, are well-positioned to benefit from that continued growth,” Wyatt said.
