Midway developed the 244-room hotel, one of eight Michelin-recommended hotels in Houston, according to a press release. It was named for the late Jim Moran, founder of Midway Development Group.

MetroNational formed a joint venture for the acquisition with Columbus, Ohio-based Rockbridge, which acquired Hotel ZaZas in Dallas, Austin and Houston in December 2024. That acquisition included the 315-room Hotel ZaZa Houston Museum District.

MetroNational, the original developer of Memorial City, developed and owns the Hotel ZaZa Memorial City, which has 159 rooms and 133 luxury apartments on its top seven floors. The Westin Houston Memorial City is also in MetroNational’s hospitality portfolio.

The Moran Hotel has floor-to-ceiling windows, marble finishes, a pool, flexible meeting space, a café, and a bar with a terrace overlooking the central plaza.

“We are excited to partner with MetroNational on this next chapter for The Moran,” Rockbridge Managing Director Matt Welch said in a statement. “Our shared focus on thoughtful design, elevated service and authentic experiences creates a strong foundation to continue positioning the hotel as a leading lifestyle destination in Houston.”

The hotel is at 800 Sorella Court in the middle of the CityCentre mixed-use district in West Houston, which neighbors Memorial City. MetroNational bought the 309K SF retail portion of CityCentre from Midway, its developer, last year.

That followed MetroNational in August acquiring 990 Town and Country Blvd., a 442K SF Class-A office building constructed in 2022. In March, MetroNational ventured outside of West Houston to acquire M-K-T Heights, a 218K SF mixed-use redevelopment of former 1970s-era warehouses, in a joint venture with Radom Capital and Triten Real Estate Partners

Announced Monday, MetroNational also acquired sole ownership of the real estate occupied by two CityCentre restaurants, Daily Gather and Yard House, which neighbor The Moran.

The sale was brokered by JLL Capital MarketsColby Mueck, Ryan West, John Nugent, Greyson Fewin and Robert Westerfield.
