North Houston continues its dominance: Coldwell Banker Commercial United Realtors closed two land sales up that way.

A&V Services bought 19k SF of land at 7415 Roswell to build a car dealership. Coldwell Banker's David Hummel repped the seller. Farther west, an undisclosed buyer purchased two acres at Kitzman Road near Telge in Cypress. Coldwell Banker's Jim Cockrill repped the seller, and Greenbriar RE Services' Paul Chebetar repped the buyer.

EXECS

Mary Tsionas joined OliverMcMillan as regional director of leasing. She will focus primarily on the firm’s mixed-use developments in Atlanta and Houston, including the River Oaks District. She has more than 20 years of retail development and leasing experience. She was most recently the West Coast real estate manager for Zara and has also done stints with Brookfield, Simon, GGP and Westfield.

Walgreens sold four Houston-area properties: 60k SF at 153 N TX 6 in Alvin, 1.4 acres in League City, 1.6 acres at 19814 Kieth Harrow Blvd in Katy and 18k SF at 22858 Cypresswood in Spring. Retail Solutions’ Lyle Cowand repped the seller.

249 Holderrieth LLC purchased 21 acres on Holderrieth Road in Tomball. TNRG’s Taylor Schmidt and Reed Vestal repped the buyer, which will deliver the property shovel-ready and offer sites for sale and build-to-suit/design-build opportunities.

JEKA Ventures purchased The Gateway Building (26865 I-45) in Spring. It’s a recently constructed 23k SF office building. J Beard’s Lisa Hughes repped seller MM & GG Real Estate, and Mohr Partners’ Kevin Barr repped the buyer.

Harmony Housing purchased Park Village in Conroe. It also bought a property in Port St. Lucie, FL; the two acquisitions total 300 units of affordable housing. Harmony Housing also owns Park at Fallbrook in Houston.

KorMex Partnership bought 10600 Shadow Wood Dr, a 26k SF industrial property. Boyd Commercial/CORFAC International’s Clay Peeples repped the seller (Three-B Properties), and Chris Campion repped the buyer.

LEASES

Fred Loya leased 15k SF of office space for 10 years at 11811 North Fwy. Hartman Income REIT’s Jennifer Rabon repped the landlord in-house.

Shaw Alloy Piping Products renewed 57k SF of industrial space at 7330 Neuhaus. NAI Partners’ Ed Band, Jon Michael and Jake Wilkinson repped landlord GLP. Transwestern’s Jim Cummins repped the tenant.

Fusion Academy, an accredited private school for grades 6 to 12 is opening for classes this summer within The Woodlands Mall. The school has space in the shopping center’s office wing. Fusion Academy is a unique system that has one teacher for every student, perfect for special needs, athletes who need flexible schedules, accelerated learners, etc.

WLSC Incopro leased 30k SF of new industrial space at 1605-A Genoa Red Bluff in Pasadena. NAI Partners’ John Ferruzzo and Chris Kugle repped the landlord, Bart Industries, and Proximity Real Estate Advisors’ Leigh Anne Ahr repped the tenant.

DEVELOPMENT

Wildwood Corporate Centre relocated two 100-year-old live oaks in preparation of Phase 2’s groundbreaking next month. Archway Properties (on behalf of GeoSouthern Energy) is developing the eight-story, 200k SF spec office building, which sits one mile north of Exxon’s new campus. Here are CBRE’s Jason Presley, JLL’s Steve Burkett, Archway Properties’ Don Dennis, Cushman & Wakefield’s Chad Beck, CBRE’s Debbie Wilson and CBRE’s Steve Rocher at the ceremony. Steve, Debbie and Jason are leasing Wildwood Corporate Centre II.

Environmental Design & Davey orchestrated the tree relocation, which included months of planning to preserve the 60-foot trees. The oaks now sit in a central courtyard. Kirksey designed Wildwood I and II, and project architect Justin Chu says the trees have driven design in many ways. For example, the team is using an extruded terra cotta façade system staggered in a randomized pattern to mimic the perception of looking through a tree canopy. EE Reed is GC; Wildwood II is seeking LEED Silver and is slated to deliver in August 2016.

The Houston Area Safety Council opened the second phase of its HASC Campus expansion, including a workforce development center, occupational health center and retail space. Kirksey and Tellepsen designed and built the 38-acre campus in Pasadena, which serves the petrochemical industry. The new workforce development center is 17k SF and is adjacent to an existing training center. It features high bay workspace, overhead cranes, a welding room, a viewing area and classrooms. The LEED-certified 17k SF occupational health center focuses on injury care and has treatment rooms, drug screen collection areas, and respirator fit testing/audiogram spaces.

SpringHill Suites by Marriott Houston Northwest (20303 Chasewood Park Dr) is now open. MAS Lodging Capital (a JV between TEKMAK Development and Oldham Goodwin Group) owns the 139-room property; Furstenworth + Bagley Design, JRK Design, and John Humphreys & Associates were the development team.
