This Week’s Houston Deal Sheet

HCA Houston Healthcare has broken ground on the HCA Healthcare Center for Clinical Advancement in Pearland.

The facility is a 48.8K SF, ground-up build in Pearland Town Center. The new training center will house high-fidelity hospital simulation labs, connected classrooms and debriefing rooms, where nurses will receive ongoing clinical education and training.

The center will serve as a hub for all HCA Houston Healthcare new-hire orientations, as well as the division’s leadership and organizational development training. Clinical education will take place on the first floor, and new-hire orientation space will be on the second floor.

The HCA Healthcare Center for Clinical Advancement is scheduled to open by early 2021. A second center is planned for a location north of Houston.

Sean Murphy joined Skanska as regional senior safety director. He will oversee Skanska USA Building’s Environmental Health and Safety programs in Texas, Tennessee, Ohio, Florida and Georgia.

Chamberlain Hrdlicka promoted two of its Houston shareholders to equity status and elected three new Houston income shareholders during the firm's annual meeting on Feb. 8. Jeff Wigginton Jr. and Justice David Medina were elevated to equity shareholders, while David Calvillo, Julie Edelman and Kellen Scott were elected as income shareholders.

Kevin Boltz was appointed National Director of Engineering, Asset Services at Transwestern Commercial Services. In his newly expanded role, Boltz will provide technical director and building engineering support across the firm’s 211M SF managed portfolio. Boltz joined Transwestern in 2018 to oversee building engineering for the firm’s Denver portfolio.

Vonn Tran joined Edge Realty Capital Markets as an analyst. She will be responsible for the underwriting of all real estate assets.

The Houston Housing Authority announced the appointment of four new members to its board of commissioners during a Feb. 18 board meeting. Mayor Sylvester Turner appointed active HHA resident and community advocate Stephanie Ballard, real estate broker Andrea Hilliard Cooksey, real estate agent Will Hernandez and attorney Kris Thomas.

THP Lee purchased a 24.8K SF industrial property at 16820 Lee Road in Humble. Lee & Associates’ Mike Spears and Thomas Leger represented the seller, Lee Road Investments.

Kamco Holdings purchased a newly developed shopping center adjacent to Costco in Pearland. The building, located at 3422 Business Center Drive, comprises 17.7K SF and sits on 2 acres. CBRE’S Matthew Berry and Robbie Kilcrease represented the seller, Southfork Centre Partners, while Edge Realty Partners' Bill Pyle represented the buyer.

A private buyer purchased a newly developed strip center that is shadow-anchored by a Kroger grocery store in Cypress. The building, located at 18121 Tuckerton Road, comprises 16.5K SF and sits on 1.8 acres. CBRE’s Matthew Berry and Robbie Kilcrease represented the seller, CC Tuckerton Retail LP, while the buyer represented itself.

Urban Meridian Group purchased a building at 5600 Mykawa Road. The 79.4K SF building sits on 1.8 acres. CBRE’s Matthew Berry and Robbie Kilcrease represented the seller, 2MI Real Estate Interests, while the buyer represented itself.

LEASES

Serendipity Labs Coworking leased 28K SF at the Marathon Oil Tower, 5555 San Felipe. The tenant will occupy the entire 20th floor. CBRE’s John Spafford and Madeline Gregory represented the landlord, M-M Properties, while Cameron Management’s Ted Dom represented the tenant. Cameron Management is the local developer for Serendipity Labs.

Odyssey 2020 Academy leased 50K SF at 10000 Emmett F Lowry Expressway in Texas City. Lee & Associates’ Frank Blackwood and John Gazzola represented the tenant.

EXP leased 27.9K SF at 11330 Clay Road in the Energy Corridor. JLL’s Eugene Terry represented the tenant.

National Oilwell DHT extended its 91.3K SF lease at 16211 Air Center Blvd. CBRE’s Jon Farris represented the tenant in a direct deal with the landlord, Monmouth Real Estate Investment Corp.

CONSTRUCTION AND DEVELOPMENT

Caldwell Cos. has launched a new office condominium development in the master-planned community of Towne Lake in Cypress. The Creekstone Office Condos at Towne Lake, located at 10242 Greenhouse Road, will feature 45 upscale office units in 17 single-story buildings. The buildings will range from 1,250 SF to 5K SF.

FINANCING

Parkview Financial provided a $38M construction loan to Hunington Properties for the development of a 126.5K SF, mixed-use multifamily project in the Montrose/River Oaks submarket. The six-story development will include 168 residential units, 20.5K SF of ground-level retail space, and an above-ground parking structure with 305 spaces. Financing for the project was arranged by Greystone Capital Advisors. Construction has begun, with anticipated completion in mid-2021.
