Artis Montrose, Disco Kroger Site Multifamily Redevelopment, Tops Out
The seven-story, 330-unit apartment project at 3300 Montrose Blvd. reached its topping-out milestone nine months after breaking ground, general contractor Arch-Con Corp. announced.
Artis Montrose is under construction at the site of the former 24-hour grocery store affectionately nicknamed “Disco Kroger.” The longstanding LGBTQIA+ late-night hangout spot permanently closed in January 2021 and was demolished shortly after.
Southeastern, the Augusta, Georgia-based developer of the project, said the complex’s name is a play on the words “Art is Montrose.” The name and design incorporate the site’s history and Montrose’s “rich tapestry of culture and art.”
Construction began on the 529K SF podium building in October. The complex is reportedly slated to open in late 2027.
The project’s construction includes five stories of wood frame apartments totaling 361K SF. They sit above two floors of cast-in-place concrete parking. Arch-Con utilized 112 subcontractors during the wood frame construction, with 46 workers dedicated to framing.
“It’s a remarkable achievement for our team and trade partners to be topped out and completing the roof installation since breaking ground in October,” Arch-Con Senior Vice President Michael Vaughn said in a statement.
The complex will include 14K SF of interior amenity space. A second-floor pet spa and cyberlounge with work-from-home spaces will overlook the double-height first-floor office.
The fourth floor will include a fitness suite overlooking the third-floor club and game room. A 20K SF outdoor center courtyard will be on the third-floor deck with a pool, event lawn, outdoor kitchens, workspaces, grilling areas, a garden and a fire pit.
The project team also includes Virginia-based DCS Design as lead architect, Walter P Moore as civil engineer, ParkerRodriguez as landscape design architect, Virginia-based Focus Design Interiors as interior designer, CMTA as mechanical, electrical and plumbing engineer, and SK&A as the structural engineer.
Houston hit its lowest level of multifamily starts since 2011 in the first quarter, according to CoStar data. Another multifamily project under construction is Lily River Oaks at Southern Land Co.’s mixed-use development in Upper Kirby.
StreetLights Residential and Hunt Real Estate this month completed construction on The Langley, a 20-story luxury residential building at 1717 Bissonnet St., the former Ashby high-rise site.
Fairfield Residential and KTGY Dallas last month announced the opening of 1010 Waugh, a 340-unit multifamily high-rise that replaces a single-story commercial building in Montrose.
