Plans For Colorado's Newest Private Golf Course Revealed: The Denver Deal Sheet

Plans for Colorado’s newest private golf course were revealed this week as part of a development project south of Denver.

Oakwood Homes CEO Pat Hamill is building Bluebird Club near the northeast corner of E-470 and Parker Road. The course is expected to open in 2028, according to Colorado Avid Golfer

The 18-hole, links-style course, designed by Dan Blankenship, will play between 5,000 and 8,000 yards, Colorado Avid Golfer reported.

It will be part of a master-planned community called Prairie Point, which will feature more than 1,600 homes and is being developed by Oakwood Homes.

Construction crews are working on roads for the golf course and the surrounding neighborhood. Work on the golf course is slated to begin later this summer, according to Colorado Avid Golfer.

PEOPLE

National commercial real estate firm Greysteel hired Steve Swenholt as its senior director of national hospitality investment sales. Based in Denver, Swenholt will lead the development of the firm’s hospitality investment sales platform in Texas and the Mountain West and Great Plains regions. Swenholt previously worked at Marcus & Millichap.

Financial services firm Mission Capital Advisors brought on Donald Buti as a managing director at its Denver office. Buti has more than 25 years of lending experience. He was previously a senior vice president and division leader at Westminster-based Mountain View Bank of Commerce. 

SALES

An entity backed by DJ and record producer Kygo purchased a 187-acre golf course in Carbondale, according to The Aspen Times. Kygo and his manager, Myles Shear, founded Palm Tree Crew, which purchased River Valley Ranch golf course in partnership with Major Food Group and 8K Capital for an undisclosed amount. 

The partners plan to create a new golf experience that pairs fine dining, golf and a year-round social calendar. The property was listed at $24.5M, The Aspen Times reported.

LEASES

Candid Health and IA Interior Architects signed new leases on two spec suites at Paradigm River North, a 200K SF office building in Denver’s River North Art District. Candid Health will occupy about 14K SF on the third floor. IA Interior Architects will take over 3,300 SF on the ground level.

Crunch Fitness will open four locations in the Denver metro this winter and into early 2027. The gyms will open at 7400 E. Hampden Ave. in Denver, 9180 Wadsworth Parkway in Westminster, 4260 Wadsworth Blvd. in Wheat Ridge, and 500 E. 120th Ave. in Northglenn. Crunch Fitness franchisee Fit Fusion will operate these locations, adding to the 17 gyms it already runs nationwide.

Sandbox VR opened a 7,490 SF location at 2737 Larimer St. in RiNo. The new location allows the company to offer virtual reality experiences for up to three groups of six at a time, including Stranger Things and Age of Dinosaurs games.

CONSTRUCTION AND DEVELOPMENT 

Ascent Classical Academy added approximately 18K SF to its charter school at 10004 Park Meadows Drive in Lone Tree. The two-story addition will be used as science classrooms, a music room, a gymnasium and locker rooms.

A new six-story, permanent affordable housing development called The Hattie McDaniel opened in Denver’s Five Points neighborhood. The Hattie McDaniel is a 62-unit, all-electric residential property for those earning up to 80% of the area median income. Shanahan Development, KTGY and Elevation Community Land Trust designed and developed the project, converting a former RTD parking lot into for-sale condominiums.

Park Burger will close its Highlands location at 2643 W. 32nd Ave. at the end of its lease on July 28. The restaurant has operated there for more than 15 years. Park Burger’s other locations in Platt Park and Hilltop will remain open.
