The 5 Spec Office Buildings Delivering In The Next Two Quarters

With all the cranes in the sky, it can be tough to keep up with the various developments in North Texas. We whittled the developments down to the five spec office buildings 100k SF or larger that are on track to deliver in Q2 or Q3 of this year. 

Music Factory

Construction on the $173M entertainment complex on Highway 114 and Las Colinas Boulevard in Irving is nearing completion. Ethos Group has fully leased the 100k SF of office within the mixed-use district. Ark Group has leased all but two or three (depending on how they divide the space) of its restaurant offerings. An 8,000-seat indoor/outdoor concert hall will anchor the development within the Las Colinas master plan.

9111 Cypress Waters Blvd.

Billingsley announced 9111 Cypress Waters Blvd. last April. Construction has moved quickly since, and OCC leased 47k SF on the fourth floor in November. The 217k SF, four-story building will deliver in Q2, ahead of its original schedule. The 1,000-acre Cypress Waters development will have 450k SF of retail, 10,000 residences and 4M SF of office space at build-out.

The Terraces At Douglas Center

Developer PegasusAblon and sponsor Lionstone Investments partnered to build this 12-story, 172k SF building in Preston Center. The Terraces at Douglas Center is part of a rebrand that includes 8300 Douglas tower that Lionstone and PegasusAblon bought in 2012. The area is now known as Douglas Center. Peloton hopes to announce the first leases for the building in coming weeks.

One Legacy West

After topping out last summer, this 14-story, Class-A tower leased 127k SF to an anchor tenant, NTT Data, in January. Originally set to deliver in Q4, Gaedeke Group's 308k SF building will welcome NTT Data to the top five floors this May. Famed as the entrance to Plano's Legacy West, One Legacy West was designed to LEED Gold standards by Morrison Dilworth + Walls. 

Connection Park II

In 2015, Stream kicked off construction for the first development in its two-building office complex in the DFW Airport submarket. In July, Connection Park II will deliver on the 18-acre site. At 141k SF, the four-story building is 54% pre-leased to First American Title. The two buildings have a total occupancy of 63%.
