5 Office Buildings UnderwayAlong Tollway & Legacy

There’s 1.8M SF of development under construction along the Tollway/Legacy area. With help from Cresa Dallas VP of site selection and research Amanda Regan, we pulled out five of the office buildings in the dirt along the Tollway.

1. Frisco Square Development

Development Size: 1.5M SF of office space in 150-acre development 

Architects: David M. Schwarz Architectural Services

Size: 166,305 SF (The Tower at Frisco Square)

Tower Developer: JV of Encore Office and Wolverine Interests 

Tower Architects: O’Brien and Associates

Frisco Square is a mixed-use/lifestyle center development and home to Frisco City Hall. It’s at the southeast quadrant of Main Street and World Cup Way directly across the street from Toyota Stadium in Frisco. The Class-A, five-story office tower is 64.2% leased at $31.50/SF.

2. Wade Park

Development Size: 175 acres 

Phase 1 Office Building Sizes: Two buildings totaling 200 SF and two 16-story, 400k SF office buildings  

Developer: Greenstone Properties 

Architects: Wakefield Beasley & Associates 

Wade Park is a mixed-use development that will be home to popular retailers and hotels such as Whole Foods, iPic Theaters and Hotel ZaZa. Phase 1 of the development is on schedule to be completed by spring 2016. Build-out is slated to have 6M SF of office.

3. Crown Centre at Castle Hills

Development Size: 2,500 acres (150-acre office park)

Building Size: 150k SF 

Developer: Bright Realty 

Architects: JPRA Architects 

The Crowne Center Office building is part of the Castle Hills master planned mixed-use development and will ultimately bring more than 3M SF of Class-A office and retail space in a corporate campus similar to Frisco’s Hall Office Park with water views and outdoor art installations. This building delivers in March 2016.

4. FedEx HQ

Size: 265k SF 

Developer: KDC Real Estate Development & Investments 

Architects: HKS 

Located in Legacy West next to JC Penney and the new Toyota HQ at the northeast corner of Legacy and Headquarters, just south of SH 121. It will be home to about 1,200 employees and is expected to open in November.

5. Dallas Cowboys HQ – The Star in Frisco

Size: 360k SF office 

Developer: Lincoln Property & Blue Star

Architects: Gensler

Mixed-use development home to the new Dallas Cowboys HQ. The 91-acre tract (owned by the Dallas suburb of Frisco) will ultimately include 1.2M SF of office space. This first phase is expected to deliver in November 2016.

Bonus: There’s also construction at Granite Park by Granite and three Lincoln R&D offices at Legacy Business Park. Come back next week to see some of the proposed projects along the Tollway/Legacy area.
