Work on the latest of Frisco's multibillion-dollar mixed-use projects was cleared to commence after winning approval from city officials.

After the Firefly Park site plan was sent back to the developer in January, the Frisco Planning & Zoning Commission signed off on the revised plan this week, the Dallas Business Journal reported.

Once infrastructure work is completed in April, Wilks Development LLC plans to begin construction of a 187-unit multifamily building and a nearly 5K SF wedding chapel and event center. Construction of a separate building featuring a 190-room Dream Hotel and 124K SF of office space could also begin later this year.

The first phase of the project will also feature 230 townhomes, 120K SF of retail and restaurants, and a 25K SF amphitheater when it is completed in 2027.

Work began last spring on the $2.5B to $4B project set on 217 acres at the intersection of the Dallas North Tollway and U.S. Highway 380. Once completed, Firefly Park is slated to offer 3M SF of offices, 400K SF of retail, dining and entertainment space, 1,200 hotel rooms, 230 townhomes and nearly 2,000 mid-rise and high-rise residential units.

The $46.3M multifamily building The Noc will be at 16501 Stromile Way, while the $1.2M Cana Chapel at Firefly Park will be built at 16190 Mahard Parkway, according to filings with the Texas Department of Licensing and Regulation.

Two additional phases of the project are planned over the next decade, the DBJ reported. The land for the Firefly Park project, previously referred to as Oxbow at Frisco and Frisco North, was purchased by Wilks Development in 2015.

Kimley-Horn, BOKA Powell, Michael Hsu Office of Architecture, Sasaki, Hord Coplan Macht and UNStudio are also working on the project in different capacities.

The development is one of several high-profile projects coming to Frisco.

Work started earlier this year on $3B mixed-use development The Mix at the corner of Lebanon Road and the Dallas North Tollway. That project includes more than 2M SF of office space, 375K SF of retail, a pair of hotels and 3M SF of residential.

The $2B Fields West project from Legacy West developer The Karahan Cos. is underway on 55 acres in Frisco.

FC Dallas officials broke ground on the $182M renovation of the city-owned Toyota Stadium this week, The Dallas Morning News reported. That project will turn the stadium into the centerpiece of a mixed-use sports and entertainment district.

City officials also granted preliminary approval for the construction of two office towers, a 17-story multifamily building, a 17-story hotel and two parking structures at The Star in Frisco last month. The nearly 12-acre proposed site was referred to as the Frisco Multi-Event Center Addition in documents prepared for the commission.
