In mid-June, 1808 Good Latimer Expy. will open as a newly renovated mixed-use development anchored by co-working concept GoodWork. The 55K SF, two-story building will also house GGO Architects, 11 live/work lofts and a ground-floor coffee shop. GGO is the architect and Bonner Associates Constructors is constructing the space.

1808 owner Steve Kinder and business partner Amy King teamed up to create GoodWork. The first floor of the co-working space will have a rotating gallery with local artists’ work and a possible podcast recording room. GoodWork has an interior courtyard that will be outfitted with native landscaping and work tables. A kitchen and kitchen lounge will have catering capabilities.

A fabrication lab with 3D printers and CNC routers will be available for members, as will a fitness center with exercise programming. Bike racks, a bike-sharing program and showers will encourage cycling to work.

Kinder said several of the lofts on the second floor have already been leased. Ideally, renters would also be members at GoodWork, though that is not required. At least one unit will be used exclusively for Airbnb rentals. The lofts range from 600 to 800 SF.

The coffee shop concept has yet to be announced, but King said the space will be very playful with hammocks and game elements. An exterior courtyard will be open to the public and have frequent live music.

The building sits in an area between Downtown, Deep Ellum and the Cedars that is still undefined, King said. She has been researching the history of the neighborhood and tentatively calls the area Cedars East or the Produce District.

“We would love to get input from members on what they want to call the neighborhood,” King said.
