IKEA will install solar atop its Grand Prairie store, opening fall 2017 as the company’s second DFW location.
Panel installation will begin this summer on the 181 SF solar array with a 1.25 MW system. The 2,800 large-format panels will produce 1M kWh of electricity annually.

HLC Equity purchased Toscana Apartments, a 192-unit, Class-B multifamily community in Carrollton for $13.3M. HLC Equity utilized a $10.4M loan originated by Bellwether Enterprise and Maverick Commercial Properties under Fannie Mae’s Green Rewards program.
Northridge sold the 37K SF Northridge Business Center, an industrial flex building on 2.5 acres at 2002-2006 TX 360, to Chapald-BC. Bradford Commercial Real Estate Services’ Michael Spain and Kevin Santaularia repped the seller.
Randy’s Holdings sold a 7K SF industrial building at 3508 Dilido Road in Dallas to Letronics. Bradford Commercial Real Estate Services’ Clint Manning and Ed Pachecano repped the seller in the direct deal.
Rowan Properties closed the 134-unit Villa France in Irving. Rowan Properties repped both the seller and the buyer in the deal that included hard-money day one and a quick due diligence period. Old Capital provided the Fannie Mae 80% LTC non-recourse loan.

Baker Botts renewed its 104K SF office lease at Trammell Crow Center at 2001 Ross Ave. in Downtown Dallas. Baker Botts will rebuild its entire space. Stream’s Ramsey March, Sara Terry and Scott Sowanick repped Trammell Crow Center. CBRE’s Phil Puckett and Harlan Davis repped Baker Botts.
Global IP will serve as Provision Data Services’ second anchor tenant within the 137K SF data center at 2020 Live Oak St. in Dallas.
Henry Schein leased 26K SF of office space in Park Springs Place at 4025 Woodland Park Blvd. in Arlington from Transamerican Life Insurance. Bradford’s Jason Miller and Michael Spain repped the tenant. PMRG’s Kurt Cherry and Shae Byers repped the landlord.
Beckmen Law leased 5K SF of office space in Vineyard Office Center at 1111 South Main St. in Grapevine from Michael and Patricia Robinson. Bradford’s Nick Talley repped the tenant. The landlord was repped in-house by Linda Steinhaus.
