This Week's Dallas-Fort Worth Deal Sheet

IKEA will install solar atop its Grand Prairie store, opening fall 2017 as the company’s second DFW location. 

IKEA will break ground next month on a fourth Texas store in Grand Prairie to open in fall 2017. 
MYCON General Contractors will serve as construction manager for the 290k SF project. GreenbergFarrow is serving as project architect. Segovia Retail Group helped select the site and broker the deal. Jackson Walker provided local land use counsel.

Panel installation will begin this summer on the 181 SF solar array with a 1.25 MW system. The 2,800 large-format panels will produce 1M kWh of electricity annually.

Tom Lynn was promoted to chairman of NAI Robert Lynn. In addition to his role as president of the office division, Lynn will work with the board and executive team on company strategy.

Ginny Goldsmith joined Westmount Realty Capital as director of property management. Goldsmith will lead the company’s property management team, which oversees a 10M SF portfolio of industrial and office space nationwide.

Transwestern represented the out-of-state buyer who purchased the 486-unit Sage Pointe Apartment Homes at 9900 Adleta Blvd. in Dallas.

Arkansas-based Pediatrics Plus purchased 4.5 acres in Frisco. Wellington Realty’s David Shaffer, Kirby Jackson III, Caleb Jones and Tammy Shaffer repped the buyer. Colliers’ Susan GwinBurks repped the seller.

HLC Equity purchased Toscana Apartments, a 192-unit, Class-B multifamily community in Carrollton for $13.3M. HLC Equity utilized a $10.4M loan originated by Bellwether Enterprise and Maverick Commercial Properties under Fannie Mae’s Green Rewards program.

Northridge sold the 37K SF Northridge Business Center, an industrial flex building on 2.5 acres at 2002-2006 TX 360, to Chapald-BC. Bradford Commercial Real Estate Services’ Michael Spain and Kevin Santaularia repped the seller.

Randy’s Holdings sold a 7K SF industrial building at 3508 Dilido Road in Dallas to Letronics. Bradford Commercial Real Estate Services’ Clint Manning and Ed Pachecano repped the seller in the direct deal.

LEASES

Baker Botts renewed its 104K SF office lease at Trammell Crow Center at 2001 Ross Ave. in Downtown Dallas. Baker Botts will rebuild its entire space. Stream’s Ramsey March, Sara Terry and Scott Sowanick repped Trammell Crow Center. CBRE’s Phil Puckett and Harlan Davis repped Baker Botts.

Global IP will serve as Provision Data Services’ second anchor tenant within the 137K SF data center at 2020 Live Oak St. in Dallas.
