Younger Partners’ Kathy Permenter, Trae Anderson and Sarah Savage repped the landlord in more than 19k SF of deals at Republic Center at 325 North St. Paul St in Downtown Dallas.

America First Legal Services expanded its lease to 10k SF. JLL's Conor McCarthy and Jeff Staubach repped the tenant. Khirallah Law and LeBouf Law leased 3k SF. Frozen Fire Films renewed its 2k SF. Mohr Partners' Stephen Hemphill repped the tenant. The Trust for Public Land leased 2k SF. Charlie Perdue at Perdue Equities Co repped the tenant. Murphys Deli leased 2k SF. Peloton's Hunter Haygood repped the tenant.

EXECS

Hugh Cobb will join Alpha-Barnes Real Estate Services as principal. Cobb most recently served as COO for Capstone Real Estate Services.

Shane Strickland joined Paladin Partners as a partner. Strickland will cover industrial sales and leasing, land acquisition and disposition, and land development.

Steven Upchurch will join Cindy Simpson (above, together) as co-managing director of Gensler’s Dallas office. Upchurch began his 33-year architectural career in Dallas, where he gained experience with RTKL and ClubCorp before he joined Gensler’s LA office in 2007.

SALES

Berkadia’s Jay Gunn, Tom Burns, Taylor Hill, Michael Ware and William Jarnagin closed sales of six multifamily properties in the last weeks of 2016, including the 240-unit Lakeside 121 in the Colony, the 568-unit Walnut Bend and The Parks at Walnut in Dallas, the 320-unit Ridges of Benbrook in Benbrook, and the 114-unit Crestwood Place in Fort Worth.

HRK Properties bought 145k SF at 13737 and 13757 North Stemmons Fwy in Dallas. Mercer’s Keenan Cook repped the buyer.

​A Chicago-based company purchased the 184-unit Windsor Townhomes Apartments in Dallas. Windsor Townhomes was constructed in two phases in 1983 and 1984 at 4271 Altoona Drive. Jon Krebbs of SVN/TJF Investments repped the seller, a California fund, and procured the buyer.​

Metropolitan Capital Advisors arranged the sale of Drexel Park Hollow, a 96-unit Class-A apartment community in Dallas. MCA’s Sunny Sajnani arranged the sale from a local private equity firm to a New York-based family office that will hold it long term.

PegasusAblon completed its purchase of The Harbor, a 130k SF dining and retail lakefront park property. Situated between the hills of Rockwall and the lakefront park on the water’s edge and by the newly upgraded Hilton Hotel, The Harbor is over 80% leased.

Centurion Real Estate Partners' Keith Fisher brokered the sale of Fairway Centre, a Class-A, 83k SF Las Colinas office project, on behalf of TXREProperties. The two-building office project fronts the golf course of the Las Colinas Country Club and was completely renovated by TXREProperties in 2015. The purchaser was a private buyer.

Greysteel arranged the sale of Herschel Manor (above), a multifamily property in Dallas. Greysteel’s Boyan Radic, Doug Banerjee, Andrew Mueller, Ryan Hill and Andrew Hanson repped the seller, 4107 Herschel, and procured the buyer, WHA Yugen Sekinin Jigyou Kumiai. 

LEASES

FCA US leased 58k SF at 1020 Hayden Drive in Carrollton from Rudy’s Food Products. Mercer’s Adam Curran repped the landlord. Cushman & Wakefield repped the tenant.

Apex Cargo International leased 22k SF at 1250 Mustang Drive in Dallas from DFW Global Logistics Center. Mercer’s Turner Petersen repped the tenant.

Stream secured an 8k SF lease for Matthews Real Estate Investment Services at 8300 Douglas in the Preston Center submarket. The Class-A office tower is at the northeast corner of Douglas Avenue and Luther Lane in Dallas. 

DEVELOPMENT

KWA Construction completed Post Oak Apartments, a 182-unit affordable housing rental complex, on behalf of owner McKinney Millennium II and developer GroundFloor Development. The community, which was completed with LIHTC tax credit equity, is renting 130 of the units to families and individuals earning 60% or less of the AMI, and the remaining 52 at competitive rental market rates.
