KeyBank Real Estate Capital appointed Joe Schmidt as regional VP for the Southwest in its commercial mortgage group. His responsibilities include originating commercial and multifamily CMBS and separate account loans, and working with the balance sheet segments in the group. Schmidt will be based in Dallas.

Adam Hammack joined Cushman & Wakefield’s DFW office as senior director. Hammack brings 10 years of commercial real estate experience to the role, including six years at CBRE.

SALES 

City Vet purchased a 21k SF pad at the Shops at Mockingbird at 4560 West Mockingbird Lane in Dallas. Mike Cagle and Taylor LeMaster of Inroads Realty repped the seller.

Transwestern sold two Dallas apartment complexes. Linda Vista at 13450 Maham Road has 370 units and Courtyard Village at 9737 Forest Lane has 270 units.

Transwestern sold two Fort Worth apartment complexes. The Realm at 2505 Ridgemar Blvd has 332 units and Woods of Ridgemar at 2200 Taxco Road has 235 units.

Local ownership purchased Salem Ridge Apartments in Denton. Old Capital arranged non-recourse financing for the 97-unit complex.

A local investor purchased Radford Place in Irving. Old Capital arranged 30-year amortization financing with a 3.94% fixed rate with three years of interest only.

Sealy & Co acquired 164k SF business park on 19 acres near DFW Airport. The park has both a value-add opportunity and 4.15 acres of developable land.

SVN arranged the sale of Hampton Terrace Apartments (above) in Dallas, a 244-unit garden-style community at 5000 South Hampton Road. The property underwent a major renovation in 2015. SVN’s Jon Krebbs repped the seller, a local private investor, and procured the out-of-state buyer.

Local ownership purchased Rose Ridge Apartments in Lewisville. Old Capital arranged cash-out refinancing to secure non-recourse financing with a 30-year amortization with a 4.19% interest rate.

Ownership completed cash-out refinancing of Sunrise Suites Apartments in Irving. Old Capital secured non-recourse Freddie Mac financing with a 10-year fixed rate under 4.35% and three years of interest only.

Experienced ownership purchased Wedgewood Apartments and Villas del Sol Apartments in Fort Worth. The combined properties have 222 units. Old Capital arranged 75% LTV non-recourse Fannie Mae loan assumption.

Miller Distribution sold a 110k SF industrial building at 1701 Pharr St in Fort Worth to GT Moving and Rigging. Transwestern’s Jeff Givens and Leland Prowse IV repped the seller.

GT Industrial Properties sold a 42k SF industrial building at 108 South Freeway in Fort Worth to FW 108 S Fwy Investors. Transwestern’s Sarah LanCarte repped the buyer.
