This Week's Dallas-Fort Worth Deal Sheet

HFF closed the sale of a four-property, Store Here-branded self-storage portfolio totaling 2,162 units in Austin, Denton, Fort Worth and Harker Heights.

HFF's Barbara Guffey, Richard Schontz and Matthew Weckesser marketed the property on behalf of the seller, a partnership between Woodbridge Capital Partners and RHW Capital Management Group. Westport Properties purchased the portfolio.

EXECS

Colliers International named Will Haynes II as associate in its growing occupier services practice group. Will will concentrate on Dallas’ Downtown and Uptown.

SALES

Becker Commercial properties bought 12k SF at 344 McDonnel in Lewisville. Mercer’s Turner Petersen repped the seller, ALW Land Properties.

Rubicon Representation negotiated the sale of a 29k SF office building at 4011 West Plano Pkwy. Rubicon Representation’s Daniel Miller and Graham Perry repped the buyer, a local investment partnership with Sea Link International, an international logistics firm that will relocate its office to the property from Downtown Dallas. Wells Asset Management sold the property and repped itself.

The 112k SF building at 4520 South Buckner Blvd in Dallas sold to The South Buckner 4520. Stream’s Jason Moser, Matt Dornak and Ryan Wolcott brokered the deal. 

LEASES

Kawaii America Piano leased 16k SF in the Village at Collin Creek Shopping center in Plano. Scott Rodgers and Joe Radice with DuWest repped the landlord, Madison Partners.

Honeybaked Ham, Domino's Pizza, Hand & Stone Massage, Onyx Nails and Tropical Smoothie Café leased a combined 15k SF at the Presidio Towne Crossing Shopping center in North Fort Worth. DuWest's Scott Rodgers and Taylor Cluff repped the landlord, Weber & Co.

Whitebox Real Estate’s David Harris repped Selery Fulfillment in the warehouse lease of 31k SF at 13592 North Stemmons Fwy.

Freeman Audio Visual signed a long-term lease for 202k SF at I-30 Business Center III (above). JLL's Tom McCarthy and Elizabeth Jones repped the tenant and CBRE's Kacy Jones and John Hendricks repped ownership.

The Union Dallas announced that Fox Restaurant Concepts signed a lease to open a 6k SF restaurant, North Italia, in the 800k SF mixed-use project. North Italia will be a full-service pizza and pasta Italian concept on the ground level overlooking the central plaza of the two-tower project. It will open in 2018.

TJ Inspection leased 15k SF at Richardson Business Center, 655 North Glenville Drive in Richardson. Holt Lunsford Commercial repped the landlord, Atlas 35-75 Industrial. Stream’s Corbin Stall repped the tenant.

Network Logistics renewed 26k SF at 1200 North 28th Ave in DFW Airport. CBRE repped the landlord, LIT HWI. Stream’s Ryan Boozer repped the tenant.

Texas Draft leased 15k SF at 120 South Sylvania Ave in Fort Worth. Transwestern’s Kyle Poulson repped the landlord, 220 Sylvania Partners. Stream’s Seth Koschak and Forrest Cook repped the tenant.

Akerman leased 27k SF at Trammell Crow Center, 2001 Ross Ave in Dallas. Stream’s Ramsey March, Sara Terry and Scott Sowanick repped the landlord, JP Morgan. CBRE repped the tenant. 

DEVELOPMENT

Adolfson & Peterson Construction completed construction of a continuous care retirement community in Allen. Owned by Mesquite-based Christian Care Centers and designed by REES Architects, the 72k SF, two-story senior center (above) consists of 32 assisted living units, 34 memory care units and 22 independent living cottages.

FINANCING

HFF arranged $33M in acquisition financing for Rayzor Ranch Marketplace, a 641k SF, fully leased retail power center in Denton. HFF worked on behalf of Fidelis Realty Partners to place the 10-year, fixed-rate loan with Sentinel Asset Management, a national life group company. HFF will service the loan, which is for 252k SF of the center and excludes shadow anchors.
