This Week's Dallas-Fort Worth Deal Sheet

TCRG Properties purchased a 12-acre site at 7100 Oakmont Blvd in Fort Worth. The site includes a 113k SF former hospital and a 12k SF former power plant.

TCRG plans to redevelop and lease out the property that once housed Baylor All Saints Medical Center. CBRE’s Bob Scully and Nanci Johnson-Plump repped the seller, Rainier Realty Investments. Ryan Wood with TCRG repped the buyer.

EXECS

Willow Bend 114 bought 2.2 acres from Norris Land Development at 15520 SH 114 in Denton. Silver Oak Commercial’s Russ Webb and Jim Leatherwood repped the seller.

Graysteel arranged the sale of the 202-unit multifamily mid-rise Midpark Towers at 8550 Midpark Road in Dallas. Greysteel’s Boyan Radic, Doug Banerjee, Andrew Mueller, Ryan Hill and Andrew Hanson arranged the deal.

UCD and Kroenke Holdings sold 18 acres on the corner of FM 423 and Highway 380 in Frisco to Walmart, which will be developing a 189k SF supercenter. DB2RE and Venture Commercial are working with UCD and Kroenke Holdings on leasing pads and retail space.

Colliers sold a 113k SF industrial building (above) at 2370 West Warrior Trail in Grand Prairie for $20M. The tenant, Fresh Express/Chiquita Brands International, purchased the site from Rose FP. Both buyer and seller were repped by Colliers VP Marc Bonilla.

Image First of Dallas added 16k SF of industrial flex space for a total of 44k SF at 3030-40 Quebec St in Dallas. Bradford’s Brock Wilson and Joe Santaularia repped the landlord, GIJV TX2, in the direct deal.

Shearer Supply leased 20k SF of warehouse space in Twin Creeks Business Center Building 100, 1301 North Watters Road in Allen from Watters Road Investors. Bradford’s Susan Singer and Michael Grant repped the landlord. Ken Wesson of Lee & Associates repped the tenant.

Danari Executive Suites leased 17k SF of office space in Danari Office Park Building I, 15150 Preston Road in Dallas. Bradford’s Melanie Hughes and Bret Cooper repped the landlord, ARI Preston. Sonny Moyers of Ebby Halliday Real Estate repped the tenant.

Fieldhouse USA will open its second US location at Grapevine Mills mall early next year. The sports complex is a league, event and tournament indoor facility anticipating 1.6 million annual visitors. 160k SF will house nine basketball, nine volleyball and indoor soccer courts.

DEVELOPMENT

Hayes & Stolz Industrial Manufacturing will build a 144k SF HQ at Highpoint Business Park in Burleson. The mixing material handling equipment manufacturer will bring more than 100 jobs to the area when operations begin in Jaunary 2018.

F21 RED, a concept from Forever 21, will open 17k SF at Hillside Village later this year. Trademark Property recently renovated the shopping center to include games, seating areas, upgraded landscaping, public art and free WiFi.

FINANCING

Capview Partners amended its $150M credit facility, which provides financing for the company’s current real estate fund offering through May 2020 and also allows for the expansion of the facility up to $300M

THIS AND THAT

Woods Capital assumed all property management for the 50-story Thanksgiving Tower on Main Street in Dallas. Woods Capital, in partnership with Third Point Opportunities Master Fund, acquired the office tower in 2013 and has since undertaken extensive renovations.
