The JV will break ground this month on 3400 @ CityLine, a Class-A 310k SF speculative office building at 3400 N Central Expressway. Transwestern's Duane Henley and Nathan Durham are providing leasing services. It's slated for delivery in mid-2017.

Downtown Dallas Inc welcomed a new economic development and planning analyst, Douglas Prude. This new position role was created due to Dallas’ growth.

Westmount Realty Capital promoted Stephen Kanoff to executive managing director and CIO. Stephen has been at Westmount for more than 22 years and was most recently the EVP and a partner.

Curtis Knapp joined HOK as SVP and director of HOK’s global consulting group.

Duke Realty promoted Steve Wheeler to VP of development and healthcare. Steve, based in Dallas, will be responsible for building relationships with the company’s healthcare clients and identifying/obtaining new medical real estate transactions in the South and West.

JPI promoted Miller Sylvan to VP and area partner and Scott Langley to VP of asset management. JPI has several projects under construction for 2016 totaling almost 1,900 apartment homes in DFW.

HH Automotive leased 12k SF and Service First Mechanical Contractors leased 5k SF. Existing tenent Kinney ERS renewed 8k SF long term and 3k SF of additional operating space.

Health Wildcatters will relocate to 17k SF on the 20th floor of 1910 Pacific Ave in Downtown Dallas later this month and begin operating mid-August.

DEVELOPMENT

Alliance Architects was awarded professional design services for a 39k SF elevated parking structure for the City of Frisco Police Department, which includes 103 covered surface level spaces and 83 upper level parking spaces. 

FINANCING

CBRE, through its FHA lending platform, refinanced Creekwood Place in Lancaster. The $14M loan was funded through HUD’s Section 223(f), providing a 35-year, fully amortizing, fixed-rate and non-recourse loan structure for the 200-unit Class-B complex.

BMC Capital’s Brian Gramlich arranged a $4.3M loan for the cash-out refinance of a multifamily property in Dallas. The loan featured a 3.60% fixed rate for five years, 75% LTV, no pre-payment penalty, and 25-year amortization.

Hampton Inn & Suites Dallas Downtown opened in the former Allen Building on Commerce and Ervay streets. The 176-room hotel is owned by Lewisville-based NewcrestImage.
