The Week in Dallas-Fort Worth Deals

Interceramic inked a 50k SF lease at Billingsley Co’s Mercer Business Park. The manufacturer and distributor of ceramic tile, natural stone and installation materials will move in Q1 ’16. The 260k SF distribution center is set for completion by Q4 this year.

With Interceramic’s deal, there is only 35k SF available in Billingsley’s second industrial building at the park. The other tenants in the building are The Stone Collection (100k SF) and ViaTech (75k SF). Tenants in Billingsley’s first warehouse include Christie Lites, Iron Mountain, Paragon Distributing and Reliable Sprinkler. NAI Robert Lynn’s Brandon Coutu repped Interceramic. Billingsley also signed on to do a 36k SF build-to-suit HQ for Quest Resource Management Group on Plano Parkway in the Offices of Austin Ranch. Construction will conclude in September, and Quest will have the ability to expand the building for future growth. Cushman & Wakefield’s Steve Wentz repped Quest.

SALES

Walmart Real Estate Trust purchased almost 24 acres at the northeast quadrant of Eldorado and the North Dallas Tollway in Frisco from an undisclosed seller. Dowdle Real Estate president Lynn Dowdle repped the seller. There’s an additional 20 acres still available immediately north of this sale, Lynn tells us.

Trunk Club purchased 19k SF of land at 302 Exposition Ave in Dallas. DTZ’s Craig Wilson and Randy Cooper repped the buyer.

Park Hill sold 59 lots to Dunhill Homes DFW in the Villages of Park Hill addition in Mansfield. Transwestern’s Lester Day and Matt Bilardi repped the seller.

CoServ Property Holdings purchased 16 acres at 15554 Ike Byrom Rd in Aubrey. Venture Commercial Real Estate’s Edward Bogel and David Davidson Jr. repped the seller. The pair also repped the Poole family in the sale of 24 acres at the northwest quadrant of Legacy Drive and Carey Road in Celina. Collin County Land Co’s Kathy Webster repped the buyer, Marian Global Investments. They also repped Centurion American Development Group in the sale of 17 acres at the northeast quadrant of Hwy 380 and FM 720 in Little Elm. Venture’s Steve Church repped the buyer, Western Rim Investment Advisors. Western Rim plans to build a 416-unit multifamily development on the property.

NEW DEVELOPMENT

New Era Hotels & Resorts and Sunset Legacy plan to develop a 12-story 220-room luxury hotel and conference center overlooking Lake Grapevine in Flower Mound. The Pearl on the Peninsula Hotel & Conference Center will be part of the 150-acre mixed-use development Lakeside DFW. It will be developed by the Tarwater and Stewart families, who have collectively owned the property since the 1890s. DePalma Hotels & Resorts will manage the property. The project team includes Merriman Associates/Architects, TBG (landscape design), Duncan, Miller, Ullmann Design (interior design), Gateway Planning (master planning) and Kimley-Horn (engineering). Balfour Beatty is acting as design builder.

PBE Jobbers leased 27k SF at 10390-10490 Shady Trail in Dallas. Lincoln Property Co’s Gil Stroube and Tom Kuhlmann repped the landlord. Capstone Commercial’s Larry Robbins repped the tenant.

Flextronics America leased 37k SF at 770 Bent Branch Dr in Irving. DTZ’s Blake Anderson and David Eseke repped the tenant.

Texas Digestive Disease Consultants signed a 17k SF lease 8267 Elmbrook Dr in Dallas. Bradford’s Paul Richter and Leigh Richter repped the landlord, LoaLoa Partners, in the direct deal.

Next Step Relocation & Logistics leased 13k SF at 2015 McKenzie Dr in Carrollton from FR Dallas Houston. Bradford’s Brian Pafford repped the tenant. Stream’s Seth Koschak repped the landlord.

The Master’s Craft Flooring Co leased 13k SF at 10990 Petal St in Dallas from 10990 Petal Street LP. Lee & Associates’ Brett Lewis repped the tenant. The landlord was repped by Lincoln Property Co’s Peter Yates.

Holt Lunsford Commercial made several personnel moves, including expanding the role for Texas industrial partner Jim Brice (left, with JLL's Kurt Griffin at a Bisnow event). He’ll be adding corporate leadership responsibilities, including overseeing client relations and leading business development initiatives. Scott W. Moore was named EVP for management and operations and will be responsible for the oversight of corporate operations and management services. Mary Leerssen was named director of management services.
