The Dallas-Fort Worth Metroplex is growing, and so is the city’s multifamily real estate market.

The region witnessed the largest population increase in the country over the past five years, alongside a job growth rate of 4.2% since May of 2022 — outperforming the overall national growth rate of 2.6%. Due to Dallas-Fort Worth’s fast-growing economy, the city hit a record of 72,000 multifamily units under construction as of Q2 2023. Throughout the first two quarters of 2023, the city also continued to lead the national multifamily market in sales volume.

But while some investors remain optimistic for the future of the metroplex, others are questioning how the market’s fundamentals will hold up in times where recessionary fears, banking collapses and ever-changing consumer demands are taking a toll on the national CRE market.
