MTI Construction Services has begun construction of a 54k SFaddition to the Engis Corporate HQ facility in Wheeling. MTI was the design-build contractor on the original HQ facility in 1989.
 
Engis HQ
The multi-million dollar addition will double the size of the corporate HQ at 105 W Hintz Rd, bringing the building to 122k SF. The expansion will allow the company to consolidate its engineering, process development, manufacturing, warehouse and administrative offices into one facility. Engis also will be adding new manufacturing, process development, and testing and measurement equipment.Kwasek Architects provided architecture, Jacob & Hefner was the civil engineer, and Cartland Krause was the mechanical engineer.

Sales News

LaSalle Investment Management acquired a 627k SF warehouse at I-94 and Highway 158 in Kenosha, Wisc. The purchase price was undisclosed. CBRE's Keith PuritzBrett KronerRyan Bain, andZach Graham will market the property. The sale includes land to build another building up to 650k SF.

Newcastle acquired 2727 N Pine Grove, a 48-unit apartment building in Lincoln Park, for $5.9M. Newcastle purchased the property with its$500M Chicago real estate investment fund. The all-cash deal closed in 60 days, and Newcastle plans to improve the units and common areas over the next two years. Apartment Investment Advisors' Jack Cassin and Bill Cassin repped Newcastle.

KTR Capital Partners closed on the acquisition of 605 Territorial Dr in Bolingbrook. The 182k SF facility is 52% leased with 88k SFavailable between two adjacent units.

The Boulder Group's Randy Blankenstein and Jimmy Goodmanrepped the seller of a single tenant net-leased Citizens Financial Bank property located in St. John, Ind. for $1.6M. The 36k SF parcel is 100% leased to the bank. The purchaser was a private high-net-worth investor from Canada.

Transwestern's Fred FreemanRandy Koch, and Mitch Rothsteinrepped Advertising Resources in a 430k SF long-term lease renewal at 11601 and 11701 S Central Ave in Alsip. The two connected buildings provide office and warehouse/distribution space, including refrigerated storage and shipping/receiving doors.

Jembro signed a lease for 15k SF at Hillcrest Shopping Center at Plainfield Road and Larkin Avenue in Crest Hill. The store will open this summer. Mid-America's Marget Graham and Katie Henneganrepped the landlord. Jembro is looking to add two more locations in the Chicago area over the next year.

MB Real Estate’s Boris Yelyashov represented Greer Burns & Crain in a 15k SF lease renewal (three years early) on the 25th floor at 300 S Wacker in Chicago. Jones Lang LaSalle's Melissa Rubenstein and Brian Atkinson repped owner Harbor Group.

CB Richard Ellis' Kim McGuireTodd Siegel, and Bruce Kaplanhave been hired by-renowned chef Graham Elliot, chef/owner of his namesake restaurant in Chicago and judge on Fox Network’sMasterChef, to conduct a strategic search for new locations for hisGrahamburger casual dining concept. The concept will include five new shops featuring burgers and spiked milkshakes in Chicago over the next 12 to 18 months.

Cassie Collett has joined Meridian Design Build as marketing coordinator. She is a 2007 graduate from Northern Illinois University. Prior to joining Meridian Design Build, Cassie worked at at Country Financial.

Englewood Construction has begun work on six new Chicago-area retail projects including:

  • The 22k SF hhgregg Joliet location at 3150 Tonti Dr
  • A 7,680 SF O’Reilly Auto Parts at 820 E Roosevelt Rd in Wheaton.
  • A new 8,823 SF Advanced Auto Parts in Crystal Lake and a 6,920 SF Advanced Auto Parts at 696 E Roosevelt Rd in Glen Ellyn.
  • A new Armani store on the fifth floor at Water Tower Place on Michigan Ave.
  • Prep work at Fox Valley Shopping Mall in Aurora to remove the old John’s Garage restaurant to make way for a newCharming Charlie accessory store.
  • A 654 SF Mrs. Fields/TCBY Yogurt and a 694 SF The Body Shop at Westfield Old Orchard in Skokie.

Reed Construction completed a multi-phased 25k SF renovation for the Fertility Centers of Illinois at 900 N Kingsbury. The facility required renovations after flood damage in July 2010. Improvements included the demolition and replacement of drywall, flooring, millwork, and painting. Reed's Jack Hennessy was the senior project manager and Bob Marks was the project superintendent. Atul KarkhanisArchitects provided the architectural services.

Morgan / Harbour Construction Co completed the new vehicle maintenance operation facility for MV Transportation at 445-449 Randy Rd in Carol Stream. The team renovated two 12k SF single-story buildings for MV Transportation and a 16k SF parking lot expansion. Morgan/Harbour's Ben Warriner led the project and Lorin Van Nest was the project manager. Cornerstone Architects provided the architectural services and Jacob & Hefner Associates was the civil engineer.

ARCO/Murray National Construction has completed a 5,500 SF office build-out for Protection One in Romeoville. The project was a relocation of the corporate HQ for Protection One and included upgraded wood, tile, and glass finishes throughout. ARCO/Murray'sPat Aylward served as lead project manager.

ARCO/Murray National Construction has completed a 2,000 SFoffice expansion and a 4,000 SF office remodel for The Kellogg Coin Aurora. The project was completed in occupied office space and included upgrading existing finishes in common areas such as break rooms and bathrooms. ARCO/Murray's Pat Aylward served as lead project manager and Joe Pomerenke as business development.
