Racebrook and auction affiliate Sheldon Good & Co sold the 8.5-acre Lincolnwood development site where the Purple Hotel and two other commercial properties now sit to North Capital Group for $8.3M. It's the first time the three properties were available for sale together, and Lincolnwood has rezoned the parcel as mixed-use.

Podolsky Northstar Corfac International's Steven Podolsky and Steven Tick repped Bravilor Bonamat, which bought the 20k SF 1204 Bilter Rd in Aurora for its North American HQ. Levin Ginsburg's Jeff Galkin and Morris Saunders provided legal representation, and CBRE's Dave Prioletti repped the seller, W.W. Grainger, whose lawyer was John Julian.

First Merit Bank, repped by Lee & Associates' Terry O'Hara, sold 3.5 acres at 7N665 Garden Ave in Rochelle to Acres Landscaping.

Liberty Park Corporate Center III at 1400 Harris Rd in Libertyville

TCi Tires leased 31k SF in McShane Development and MetLife's Liberty Park Corporate Center III at 1400 Harris Rd in Libertyville. CBRE's Keith Puritz, Brett Kroner, Ryan Bain, and Zachary Graham repped the owners, and CBRE's Grant Glattly repped the tenant. McShane Construction and Ware Malcomb will handle design/build construction services for the TI work, which will be done in August.

The Feil Organization has signed 105k SF of deals at Madison LaSalle Partners' 10 S LaSalle St, including new leases for 86k SF to The Chicago Title Insurance Co, 7,000 SF to Chromatin, 4,000 SF to IPXI, 2,300 SF to Connect Search, and 2,600 SF. Gaines and Puljic renewed 10k SF, Facebook renewed and expanded to 8,000 SF, and Motion Recruitment renewed and expanded to 3,241 SF.

The Visual Pak Cos leased 111k SF at Prudential Real Estate's Amhurst Lakes Business Park's 1817 Waukegan Rd in a renewal and expansion. Paine/Wetzel/TCN Worldwide's Whit Heitman, Samuel Badger, and Brad Weiner repped the tenant and landlord.

Murphy Chiropractic and Wellness and First Light Home Health Care have leased space at Plainfield's Walker Square Executive Center (13550 Route 30).

  • Sellstrom Manufacturing, repped by NAI Hiffman's Joe Bronson, subleased 67k SF of industrial space at Schaumburg's 2050 Hammond Dr. Lee's Steve Bass and Lowenbaum REP's Jason Talanian repped landlord Saati.
  • Sergio Chapa and James Kettinger Jr repped TWC Campbell in its 1,600 SF industrial lease at 888 Tower Rd in Mundelein. Darwin Realty's Dan Prendergast repped the landlord.
  • Mike Plumb and Jeffrey Janda repped Millenia Cos in a 19k SF industrial sublease to Lane Tool at South Elgin 655 Sundown Rd.

CONSTRUCTION & DEVELOPMENT
 

Ivanhoe Cambridge and Hines planned $300M, 45-story office tower at 444 W Lake St . River Point, designed by Pickard Chilton, will rise on land owned by Larry Levy. Construction will begin by the end of the year, and tenants should be able to move in in early 2016.

Englewood Construction has completed prep work for a 10.5k SF CVS at Landmark Century Mall in Lincoln Park, TI work for Little Miss Matched's 1,200 SF in Water Tower Place on North Michigan Avenue, and a 2,000 TI for Jamba Juice at McCormick Place.

ARCO/Murray National Construction Co completed a 7,200 SF expansion for Catalina Marketing at 20 N Martingale Rd in Schaumburg and 7,700 SF of new space for Ridgestone Bank at 10 N Martingale Rd. Chris Niedhammer was project executive.

Next Realty promoted Eteri Zaslavsky to VP of business development and Alex Katz to director of acquisitions. Eteri previously worked at Allstate Investments, Tuckerman Group, and JLL. She has a BA in economics and an MBA in finance from The University of Chicago. Alex has a bachelor of arts degree in political science from Lehigh University.
