BPDA Greenlights Nearly 800 South End Residential Units

The Herald Street housing boom continues. 

The Boston Planning and Development Agency approved two projects Thursday that will bring 786 residential units along a corridor already dotted with National Development’s Ink Block mixed-use complex and developer UDR’s 345 Harrison. 

The Shawmut/Washington Block, a three-building collaboration between The Davis Cos., the Chinese Consolidated Benevolent Association of New England and Boston Chinese Evangelical Church, is expected to include up to 536 units across three buildings. 

The Davis Cos. will develop a 13-story residential building with 139 market-rate units at 112 Shawmut Ave. while the BCEC is poised to expand its building at 120 Shawmut to include worship space and up to 84 units of affordable housing. A 313-unit residential building with at least 26% of the units being affordable will be built at a property the CCBA owns at 50 Herald St. 

“This unique partnership will provide much-needed affordable housing for the community, as well as three new public open spaces for residents and neighbors alike,” TDC Development Group President Brian Fallon said in a prepared statement. 

The BPDA also approved National Development’s 250-unit 7INK at Ink Block. The 14-story development is the seventh building at Ink Block and will feature 327 co-living spaces and no parking. The developer’s November letter of intent to the BPDA for the project indicated 7INK will offer an affordable residential alternative not offered elsewhere in the city. 

While they have yet to appear in Boston, co-living developments are taking off in other parts of the country, with services offered by companies like WeWork
