FSG Real Estate Considering Redevelopment Options From Boston To Florida
The real estate division of Fenway Sports Group, the parent company of the Boston Red Sox, is evaluating development opportunities near its ballparks in Boston and Fort Myers, Florida.
FSG Real Estate is looking to redevelop six properties surrounding Fenway Park as well as 20 acres in front of JetBlue Park at Fenway South in Florida. The Boston properties currently include parking garages, parking lots and a sports bar, the Boston Herald reports. The potential uses could include expanding the Fenway Park and game-day experience.
“It just may not be within the footprint of the ballpark,” Red Sox Executive Vice President of Business Affairs Jonathan Gilula told the Herald. “We’ve seen the benefits of the Yawkey Way experience with concessions and entertainment there, and I think there’s obviously other opportunities like that.”
The development goal is to complement the park while staying consistent with the development boom in the surrounding Fenway neighborhood. Fenway has transformed in the last decade from a ballpark-centric area into a mixed-use mecca home to some of the city’s largest development projects.
The Boston properties include the 73 Brookline Ave. parking lot, the 55 Yawkey Way parking lot, the 49 Lansdowne St. parking garage, the 160 and 189 Ipswich St. garages and the 1265 Boylston St. building that currently houses Tony C’s Sports Bar & Grill. Hotel and retail options are among several ideas being considered for the Brookline Avenue parking lot.
