A Boston-based private equity firm has purchased a swath of shallow-bay flex industrial properties in Metro Atlanta.

Taurus Investment Holdings bought 12 Class-B properties totaling 814K SF in three metro counties, including a four-building complex off Oakbrook Parkway in Norcross, for an undisclosed sum.

Taurus didn't identify the seller in its press release, but Georgia records indicate the selling LLCs are tied to Blackstone subsidiary Link Logistics.

The portfolio also includes 2140 and 2150 Newmarket Parkway, 1000, 1100 and 1200 Williams Drive, and 300 Town Park, all in Cobb County. It also includes 11350 Old Roswell Road in Alpharetta. Taurus said the portfolio is around 96% occupied by more than 40 tenants, and it expects demand to increase as high construction costs keep new development at bay. 

“This acquisition aligns perfectly with our deep conviction in the last-mile shallow bay industrial sector,” Taurus CEO Peter Merrigan said in a statement.

Records in Cobb, Fulton and Gwinnett counties show Link purchasing the facilities between 2014 and 2018 for between $4M and $11.5M each.

Marcus Partners and RPM Investments purchased The Heights at Shadowood, a 287-unit apartment complex near The Battery Atlanta in Cobb County, the buyers announced. Marcus, another Boston-based firm, plans to rebrand the property as The Maddux at Shadowood. It didn't disclose the purchase price.

Atlanta-based The Worthing Cos. developed the project in 2023, backed by a $38.5M loan originated by Pinnacle Financial Partners, Multihousing News reported. Cobb County valued the project at $60M in 2024, according to public records.

CBRE’s Don Hoffman brokered the transaction.

DEVELOPMENT

The city of South Fulton is expected to vote July 8 on rezoning 191 acres along Spence, Senoia, Irwin and Fayetteville roads from agricultural use to light industrial to make way for a 1.8M SF warehouse complex spanning three buildings, according to a public notice. 

The developer, KMT Partners, founded last year by former Bridge Investment Group executive Greg Boler, previously filed an application for the project with state planners.

Wellstar Hospital System has proposed a new $1B, 230-bed hospital off Cobb Parkway in Acworth across from its Wellstar Acworth Health Park, the Atlanta Business Chronicle reported. Wellstar told the ABC that it filed a letter of intent with the Georgia Department of Community Health, a first step in the process of obtaining a certificate of need from the state required for the project.

Empire Communities is seeking to rezone nearly 9 acres at 1280 Chattahoochee Ave. in the Upper Westside to make way for 105 for-sale townhomes and 350 apartments totaling 448K SF, the ABC reported. The project is next to Topgolf Atlanta Midtown and near Selig Enterprises’ The Works redevelopment. 

The site is currently home to the roofing company Heely-Brown Co., which is planning to move to Smyrna.

A 21-year CRE veteran, McCall was previously a managing member of Vantage Realty Partners, where she leased such projects as Inman Quarter, Three Alliance Center, Lilli Midtown and Modera Midtown.

Jim Chapman Construction Group has promoted Vice President Jay Kiger to head its newly established commercial contracting firm, Chapco Design Build. The firm is focused on construction of residential amenity complexes, retail and light industrial projects, according to a press release.

JCCG is a build-to-rent general contractor. Its founder, Jim Chapman, will serve as chairman of Chapco.
