The Looking Glass Is Coming To The CTR: The Atlanta Deal Sheet
An immersive, Alice in Wonderland-inspired eatertainment venue will be one of the next newest additions to the former CNN Studios.
CP Group signed on Atlanta-based AMP Up1 Hospitality to open The Looking Glass in a 38K SF space in what’s now known as The CTR. The restaurateur, behind Your 3rd Spot restaurant and arcade in Atlanta, is slated to open the venue in the second quarter of 2027, according to a press release.
The Looking Glass will offer a choose-your-own-adventure storyline, with patrons moving through different chapters of the book, CP Group said.
“The Looking Glass is the first expression of something we have been building toward for years,” AMP Up1 founder Josh Rossmeisl said in the release. “I have spent more than 30 years designing, opening and operating restaurants and entertainment venues, and this is the defining project of my career.”
CP Group bought the former CNN headquarters from the cable news network in 2021. It has since been transforming the center into an entertainment and dining hub. Last month, CP Group unveiled the 1.2M SF complex’s revitalized atrium, with a slate of new eateries opening this month in time for the FIFA World Cup.
LEASES
Pactra USA, a division of South Korea-based third-party logistical firm Pactra International Co. Ltd., signed a lease for the entirety of International Commerce Center, a 692K SF distribution facility at 7634 Highway 140, a mile from Interstate 75, in Adairsville, according to the Atlanta Business Chronicle.
The property is owned by Texas-based Welcome Group, which was represented by BroadPoint Partners’ Matt Wirth and Scott Plomgren. JLL’s Ben Pridemore and Ryan Hoyt represented Pactra USA.

Piedmont Realty Trust has snagged the headquarters to Authority Brands, the home services franchising firm that operates brands such as Mister Sparky and Doody Calls. Authority Brands is moving from Maryland to take 48K SF at 200 Galleria Parkway in Cobb County, with plans to invest $13M and create 390 jobs over the next several years.
SALES
An affiliate of Hackney Real Estate Partners has sold Shenandoah Plaza, a 147,200 SF shopping center in Newnan, to an affiliate of JBL Asset Management for an undisclosed sum, according to Matthews, the brokerage firm that conducted the sale.
According to tax records with the Georgia Superior Court Clerks' Cooperative Authority database, JBL purchased the property at 216 Bullsboro Drive for $21.4M. It previously sold in 2020 for $10.1M, according to Coweta County records.
Matthews’ Pierce Mayson, Kyle Stonis and Boris Shilkrot brokered the deal for the seller. Shenandoah Plaza is more than 90% occupied and anchored by Advance Auto Parts, Planet Fitness and Goodwill.

A Houston-based LLC called Tucker GA Realty purchased the home of a future Fifth Third Bank branch at 3925 Lavista Road in Tucker for $4.6M from an LLC attached to Florida-based Southeastern Retail Development, according to the Georgia Superior Court Clerks' Cooperative Authority database.
The facility is under construction. Marcus & Millichap’s Alan Cafiero and John Leonard represented the buyer, a 1031 exchange entity.

CTO Realty Growth sold Madison Yards, the 163K SF Publix-anchored shopping center along the Atlanta Beltline, for $73.3M, or $451 per SF, according to a press release. The buyer was not identified.
The property, built in 2018 by Fuqua Development, was valued at $48.3M by Fulton County last year, according to property records.
Newmark’s Conor Lalor, Kyle Minter, James Sharpe and Cameron Alexander brokered the sale for CTO.

Atlanta BeltLine Inc. purchased 746 Willoughby Way NE, a 60K SF creative office building next to the Historic Old Fourth Ward Park, from Stockbridge Capital for $16.5M. The organization bought the office building to help preserve affordable office rents in the submarket.
