|A recent sale by Paul Raulet and Tyler Edgarton at 3451 Atlanta Industrial Parkway is just the beginning of increased transaction activity the duo plans. Raulet Property Partners just sold the warehouse to MDH Partners. The building was on a long term lease to a local manufacturing company. This particular building was originally acquired vacant in 2007. Paul tells us that his firm is in the hunt for more value-add commercial property investments. "We were lucky enough to remain mainly on the sidelines during the peak frenzy of 2008/2009, so we are not saddled with deals that suffer from leasing or lending issues," Paul says. Raulet is seeking in-town properties valued at $10M or less, either to buy and hold, or buy, improve and sell like with the industrial property above: "We're trying to be aggressive in new acquisitions because sellers are finally being forced to sell on fundamentals."
