Next week, we have a cadre of Central Perimeters best and brightest joining us for our third annual Atlanta Future of Central Perimeter Summit (you can still registerhere). One of our panelists is Hines Interests John Heagy, whose company goes before City of Sandy Springs officials this Thursday for approval on the first phase of its planned Northpark project (the site below) where the company expects to develop 1.5M SF of office , 150k SF of retail , 500 apartment units, and a 250-room hotel.

We asked John about the future of Central Perimeter where, paradoxically, there are actually few big blocks of office space left while at the same time corporate demand is rising. For larger future requirements, new development will have to figure in for the fulfillment of this demand, John tells us. In the current underwriting environment, this will mean pre-leasing commitments to activate this new development.
