Third & Urban Signs 7 New Office Tenants In Alpharetta Park

Atlanta-based real estate firm Third & Urban has signed more than 100K SF of new and renewal leases at a 24-acre office park it acquired last year in Alpharetta.

The agreements it signed for Georgia 400 Center involve 58K SF of new leases and 50K SF of renewals and expansions, Third & Urban said in a Monday press release.

Third & Urban bought the 430K SF, three-building office complex at the intersection of GA-400 and Haynes Bridge Road in July 2025. It was its fifth acquisition of that year, Urbanize Atlanta reported. The space was 67% leased at the time, with tenants including Toll Brothers and Morgan Stanley.

Seven new tenants will now occupy the park, including cybersecurity company Barracuda Networks, which signed a 22K SF lease, and SmithBuilt Construction Group, with an 11K SF lease. Five tenants signed renewals.

“The leasing velocity we've experienced over the past year reinforces that companies continue to prioritize well-located, high-quality workplaces,” Third & Urban Vice President Mitchell Braun said in the release.

A spokesperson for the firm said the office park is now 75% leased.

The firm said it has made several improvements to the complex since its acquisition, including new roofs. Construction on the outdoor courtyard and a tenant amenity lounge is underway, and a lobby revamp in each of the three buildings will begin this summer.

Third & Urban also said it continues to explore new investment opportunities as the market rebounds. In October, it acquired a 30-acre office park called Corporate Square with plans to turn it into a $605M mixed-use district. Construction on the project is slated to start this summer.
