About The Asset
Nearly 30 years from the date of its original design, the building continues to benefit from forward-thinking design features, including efficient center-core 23K SF floor plates, wide span 30-by-30-foot column spacing and large perimeter windows with street-facing orientation on three sides of the building. Adding to the open feel of the interior spaces are the nine- and 10-foot finished ceiling heights.
“600 13th has always been a design ahead of its time,” said Phillip Thomas, executive vice president at CBRE. “The rectilinear and shallow floor plates create the perfect canvas for today’s office user to capitalize on the light-filled floor plates that feature minimal interior spaces.”
The building's amenities have been reimagined from top to bottom, including the renovated rooftop terrace that features stunning views of the nation’s capital. Arguably the building's most distinctive amenity, however, is The Library.
The Library includes a lecture-style conference facility that can accommodate up to 90 people, a game room and a tenant lounge area.

From 2017 to 2022, all major base building mechanical equipment was replaced and upgraded. Each floor has its HVAC system, with MERV-13 filters on all variable air volume boxes. The building is LEED Silver certified.
About The Neighborhood
As one of D.C.’s landmark buildings, 600 13th St. stands in the middle of one of the city’s most popular neighborhoods. The property features a Walk Score of 95 — surrounded by dozens of high-end shops, hotels and more. Some of the city’s most recognizable dining destinations, such as the Old Ebbitt Grill, The Hamilton and La Grande Boucherie DC, are all within a short walking distance. On the ground floor of the building itself are Bluestone Lane Coffee, Mastro’s Steakhouse and Ann Taylor.

About The Market
Downtown Washington, D.C., trophy and Class-A office spaces are witnessing greater demand than other product types in the area. As of the first quarter, trophy assets recorded a vacancy rate of 12.2% — far below the national average of nearly 20%. Trophy and A-plus spaces saw their rents grow by 9.1% and 8.5% last year, respectively, with law firms driving the bulk of the demand.
In the overarching D.C. office market, tenants leased approximately 1.5M SF of office space during Q1 — consistent with historic Q1 norms. However, the sector still faces some headwinds, including mass federal government layoffs, which may adversely impact the market.
