Investment Properties Lands New Tenant For Downtown Rockville Building

Computer Packages Inc has signed a lease to move its HQ to 11 North Washington St in downtown Rockville, with CBRE brokering the deal.

The tenant signed a long-term, 25k SF lease in the 97k SF downtown Rockville building (above) owned by Investment Properties. Computer Packages, repped by Scheer Partners' Nate Crowe, moved quickly to sign the lease and filled 8k SF just three days after signing. It will occupy the remaining 17k SF in the near future. It is moving just a few blocks down the road from its previous Rockville office. 

Investment Properties hired CBRE to find tenants for the 16-year-old building three months ago, when it was roughly 75% occupied. With this lease, the brokerage firm has already brought the building to full occupancy

“This was one of the most expedited and strategic headquarter relocation deals,” CBRE VP Ben Powell said in a release. “From tour to lease to signature, the entire process took less than 30 days. Not only did the tenant need a portion of their space for immediate use, but we had to assemble their requirement throughout the building as other vacancies rolled.”
