Buch Construction Plans 157k SF Of Nontraditional Office Space In Ballston

Laurel-based Buch Construction has plans in the works for nearly 157k SF of creative office space next to Forest City Washington's planned Ballston Quarter.

The company plans to begin interior demolition work this March on the space above the Macy’s at 875 N Glebe Rd, the Washington Business Journal reports. The space is on the upper three floors of the building, which was purchased by an affiliate of Buch back in 2013 for $4M.

"This is going to be a cool space, a different space, and we think the tech community is going to be attracted to it," Mike Buch, VP of Buch Construction, told the WBJ.

Gensler has been tasked with design for the estimated $30M project. Plans call for 157k SF of office and common-area space, mezzanine space on the fifth floor, and an interior courtyard area with balconies looking out. Full build-out for the project will depend on leasing, which is in the hands of JLL.

Buch’s project next to the soon-to-be-demolished Ballston Common is just across the way from a proposed six-story, mixed-use building from the Penrose Group. Both sites sit just a few blocks away from the Ballston Metro Station, which should go a long way towards attracting the tech firms that are on Buch’s wish list. [WBJ]
