About The Asset

The building is undergoing a series of renovations to further enhance its Class-A amenity package. Working with global design practice Perkins&Will, 1800 M is completing a hospitality-focused redesign of the lobby and concourse levels to elevate the arrival experience and create additional lounges and meeting areas. Tenants will benefit from a new conferencing facility that will accommodate up to 125 people for meetings and events. The redesign will also add a connecting stairwell to allow easy access from the lobby to the best-in-class fitness center and new Work&Mother’s suites, as well as reimagine the penthouse-level terraces and lounge.

Office spaces feature the modern designs of Perkins&Will, Gensler, and Wingate Hughes, who delivered the elegant, warm wood accents in The Link, 1800 M’s revolutionary 5K SF-plus amenity zone offering on the 5th floor. With an emphasis on health, wellness and occupant safety, the building has earned ENERGY STAR, LEED Gold and BOMA 360 certifications, as well as WELL Health-Safety and WiredScore Gold ratings.

Current office tenants include global consulting firm Berkeley Research Group and the General Services Administration. At the street level, 1800 M is activated by a vibrant mix of retailers, including Pret a Manger, Talkin’ Tacos and Jasper Seating Company. Sorella, a new Amalfi-inspired concept from D.C.’s celebrated Balos Restaurant Group, will open in 2026.

Koltis said that 1800 M Street’s appeal lies in its blend of prestige and practicality. 

He added that few buildings in this corridor offer such a comprehensive amenity package or the opportunity for private outdoor spaces.

Koltis said tenants also benefit from 1800 M’s location near Metro lines, top-tier dining and everyday conveniences, as well as D.C.’s most influential institutions. 

About The Neighborhood

1800 M St. is in a prime location just south of Dupont Circle in the Golden Triangle. Its tenants and guests have immediate access to top-rated restaurants like Balos Estiatorio, The Palm and Morton’s Steakhouse. Big retailers such as Johnston & Murphy, Charles Tyrwhitt, Brooks Brothers, H&M and Ann Taylor are also nearby.

The property is also a cultural hot spot, just a few blocks from Dupont Circle, Lafayette Square, the Smithsonian, the White House and the National Mall.
