S2 Development Plans 31-Unit Benning Road Multifamily Project

A small tire shop at 2101 Benning Road NE could soon be torn down to make way for a residential development.

S2 Development submitted plans to redevelop the property, above, into a five-story building with 31 units, Urban Turf reports.

The developer, along with Bennett Frank McCarthy Architects, is seeking to extend height restrictions and setback requirements. The project would have two penthouse units with private roof decks, 12 one-bedrooms, 11 two-bedrooms and six studios.

The site sits near the eastern terminus of the H Street/Benning Road Streetcar, which launched in February. On the same corridor, S2 is also working on the redevelopment of an old church at 1301 H St NE into a nine-unit condo building. [UT]
