An open lot behind 16th Street's Masonic Temple could soon become a 100-unit apartment building.

Perseus TDC presented plans to the local Advisory Neighborhood Commission Tuesday to build a 50-foot-tall apartment building at 15th and S streets NW, UrbanTurf reports

The developer has retained Hickok Cole Architects to design the project and plans to file a historic preservation concept review application in the coming months. The proposal would fit within the site's existing zoning.

The apartment building would total about 96K SF and have roughly 100 units. Perseus would also build a below-grade parking garage with 60 spaces for residents and 40 for the temple. It will likely convert a 4K SF carriage house on the site into an amenity space.

The parcel is one of the remaining large open spaces near the popular U Street and 14th Street corridors. The U Street Metro station is about a half-mile to the northeast and Dupont Circle is about half a mile in the other direction.
