Meridian Finalizes First Phase of Massive Greensboro TOD

Greensboro Place, the 18-acre site about a quarter-mile from the Greensboro Metro Station, has been renamed "The Boro." With its new name come finalized plans for the initial phases of development for Meridian Group to pitch to the planning commission and the Board of Supervisors. The final plan for Block A was submitted in January, the Washington Business Journal reports. This block will have up to 710 residential units, and 110k SF of retail in three residential towers. A separate Building B3 will provide another 125 residential units and 55k SF of retail. Plans for Block C were filed on March 3 and include an office building, an entertainment-focused building and two new parks. The buildings will include an entertainment center with additional retail and 480k SF of office and retail. There will also be a ground-level "Magnetic Park" and a two-level Atrium Park. Later down the line, a third building, likely a hotel or residential property, will be added. Overall, The Boro will include eight new buildings on top of the existing SAIC headquarters and two other buildings, up to 2,305 residential units with a possibility for as many as 400 affordable units, about 2M SF of office, and up to 266k SF of retail and entertainment space.
