Airbus Signs 250K SF Build-To-Suit Lease In Loudoun County

Airbus appears poised to double its Loudoun County industrial footprint with a new build-to-suit deal. 

The aerospace giant has inked a lease for a 250K SF building to be constructed at the Northwoods business park in Sterling, the Washington Business Journal reports, citing three sources familiar with the deal. 

The project would replace the company's property in Ashburn, where it occupies a 120K SF logistics facility with 150 employees. Airbus maintains its U.S. headquarters in Herndon. 

The Northwoods business park, developed by Northwestern Mutual, Broad Street Equities and The Ardent Co., is planned to include 2.1M SF of industrial and flex buildings. The 340-acre property sits at the intersection of Old Ox Road and Ladbrook Drive, directly to the west of Dulles International Airport

CBRE is marketing the Northwoods site to potential users. Its marketing materials include a site plan with 28 total buildings. The first phase includes six buildings totaling 365K SF, the materials say, and the second phase will include four buildings totaling over 410K SF. It says triple-net leases for the buildings are renting at a rate of $8.50/SF.
