One of the D.C. region's largest real estate owners is planning to build a huge data center campus in Prince William County.

Peterson Cos. is partnering with Denver-based data center company Stack Infrastructure to develop a 4M SF-plus data center campus on a 125-acre site in Manassas, the partners announced Wednesday.

The first phase of the project is planned to deliver 700K SF on a 25-acre portion of the site. Phase 1 will serve 72 megawatts of data center capacity, and is expected to begin delivering within the year.

The full development is ultimately planned to serve more than 250 MW of capacity, making it one of the largest data center projects in a region that has cemented itself as the leading data center hub in the world.

Much of Northern Virginia's data center market has been centered in Loudoun County, but Prince William County and other parts of the region have begun to catch up as the data center industry continues to grow rapidly.

Peterson assembled the 125-acre site through two acquisitions in early 2019 totaling about $15M, the Washington Business Journal reports. The properties sit at 9604 Hornbaker Road and 9750 Hornbaker Road in Manassas.
