Actual Columbia Center Price Tag: $258M

Yesterday, we gave you a list of the biggest office sales in 2015 so far. Not included on that list was Columbia Center (above), which Carr Properties closed on in July, thanks to its funding partnership with Alony Hetz. That sale was reported as $138M from DC land records by the Washington Business Journal (which we picked up) in May when it went under contract. That number kept it at the 12th-biggest office sale of 2015 so far. However, Carr Properties CEO Oliver Carr III tells Bisnow that when the deal closed in July, the reported number wasn't particularly close to the reality. The real price tag: $258M, Oliver says. Carr bought the property from an affiliate of UBS. Monument Realty developed the almost 400k SF building in 2007. The building at 1152 15th St NW—next to the former Washington Post HQ Carr bought and is turning into a 700k SF space for Fannie Mae—is 94% leased, Oliver says, with Merrill Lynch and Orrick Herrington & Sutcliffe serving as anchor tenants.
