The Future Of Parking Has Arrived: City Parking Expands To Miami

Parking has always been seen as a simple part of the real estate industry. Cars come in, revenue is collected, and massive facilities are managed with a large labor force.

That model is changing rapidly. Today's parking facilities generate enormous amounts of data if you know how to collect and use it. Every vehicle entering or leaving a garage creates information that can be analyzed to improve operations, said Rafael Llopiz, principal and CEO of City Parking

“As the largest parking management company in New York City, we've learned that success today isn't just about having great locations,” he said. “It's about leveraging technology, data and artificial intelligence to operate smarter, provide a better customer experience and maximize revenue while controlling costs.”

Now, as City Parking expands into the Miami market, it's bringing that same tech-forward, customer experience-focused philosophy. Llopiz spoke with Bisnow about how AI analytics are transforming the parking industry and City Parking’s plans to bring its unique model to Miami.

Technology Is Redefining Parking Operations

City Parking is using AI and advanced analytics to gather real-time intelligence that can drive a parking facility’s operational decisions, Llopiz said.

The company’s technology enables parking facilities to forecast occupancy and demand throughout the day, adjust pricing dynamically based on real-time conditions and optimize staffing levels based on actual traffic patterns.

“Additionally, we can identify revenue leakage before it becomes a problem, predict maintenance needs to reduce downtime and improve customer flow while reducing wait times,” he said. “The goal is to rely on data, not intuition alone, to make business decisions.”

Reduced Costs, Maximized Revenue And Service

Labor remains the largest operating expense for most parking facilities, Llopiz said. Technology allows facilities to deploy employees where they add the most value, instead of performing repetitive manual tasks.

“License plate recognition, mobile payment platforms, automated access systems, cloud-based management software and AI-powered monitoring reduce the need for constant staffing while improving accuracy and customer convenience,” he said.

The goal isn’t to replace workers, he explained, but to redirect their attention to where it matters most: customer service, facility management and problem-solving.

“Automation handles routine transactions, people handle the rest,” Llopiz said. “The result is lower operating costs and a significantly better customer experience.”

Increasing revenue isn't simply about raising rates — it's about understanding customer behavior, Llopiz said. By analyzing historical data alongside current demand, AI helps identify pricing opportunities, optimize monthly parking inventory, increase transient revenue and improve facility utilization.

City Parking’s goal is simple, Llopiz said: combine decades of operational experience with the latest innovations in AI and automation to create smarter facilities, lower operating costs, higher revenues and an exceptional customer experience.

“Every parking space is a revenue-producing asset,” he said. “Technology helps ensure those assets perform at their highest potential.”

Bringing New York Experience To Miami

As the largest parking management company in NYC, City Parking understands that operating in New York City requires efficiency at the highest level, Llopiz said. The pace, traffic volume and customer expectations demand operational excellence every day.

Those lessons translate exceptionally well to Miami, one of the country's fastest-growing and most dynamic markets, he said, adding that CityParking already has several locations in Miami and has helped owners improve their bottom line by 28%.

“Our expansion into South Florida is built on the belief that parking operators must evolve beyond traditional management,” Llopiz said. “Owners today expect transparency, data-driven decision-making, operational efficiency and measurable financial performance. That's exactly what modern technology makes possible.”

Artificial intelligence will not replace parking operators — it will redefine what great operators can achieve, he said.

The companies that embrace technology today will be the ones that lead the industry tomorrow, he added.

“The future of parking isn't coming — it's already here, and we're proud to lead it,” Llopiz said.
