Parking has always been seen as a simple part of the real estate industry. Cars come in, revenue is collected, and massive facilities are managed with a large labor force.
That model is changing rapidly. Today's parking facilities generate enormous amounts of data if you know how to collect and use it. Every vehicle entering or leaving a garage creates information that can be analyzed to improve operations, said Rafael Llopiz, principal and CEO of City Parking.

Labor remains the largest operating expense for most parking facilities, Llopiz said. Technology allows facilities to deploy employees where they add the most value, instead of performing repetitive manual tasks.
“License plate recognition, mobile payment platforms, automated access systems, cloud-based management software and AI-powered monitoring reduce the need for constant staffing while improving accuracy and customer convenience,” he said.
The goal isn’t to replace workers, he explained, but to redirect their attention to where it matters most: customer service, facility management and problem-solving.
“Automation handles routine transactions, people handle the rest,” Llopiz said. “The result is lower operating costs and a significantly better customer experience.”
Increasing revenue isn't simply about raising rates — it's about understanding customer behavior, Llopiz said. By analyzing historical data alongside current demand, AI helps identify pricing opportunities, optimize monthly parking inventory, increase transient revenue and improve facility utilization.
