The robust revival of the Atlanta industrial market began with monster buildings in the 1M SF range. Pattillo Industrial Real Estate CEO Larry Callahan (far right, here with the whole fam!) says the expansion is finally moving into the heart of the market—the 200k SF range. Not every company needing space is an Amazon-sized e-commerce behemoth; even e-commerce is shifting to smaller, regional buildings to speed delivery to customers (Pattillo offers a series of spec buildings in this size range). Larry adds that Atlanta is currently a red-hot location for new investments; Pattillo continues to grow its Atlanta base with speculative buildings in Cartersville and Jefferson. It’s moving into new Southeastern markets as well, by building and leasing two spec buildings in the 200k SF range in Greenville/Spartanburg; others are in progress in Charleston and Jacksonville. Pattillo usually enters a new market by speculative construction, but has entered the Nashville market by purchasing an existing 400k SF building.
