Developers Plan $850M Condo-Hotel Supertall In Downtown Miami

An $850M supertall is set to rise in Downtown Miami, adding to the city’s growing skyline alongside several other planned skyscrapers.

Mint Developers and Sonesta International Hotels are teaming up for an 82-story building named The James Hotel & Residences Miami, with an estimated 336 residential units and 200 hotel rooms, according to a release.

The project is slated to start construction in January 2026 with an expected opening in 2028, a Sonesta representative told Bisnow. The address of the anticipated development hasn't been revealed.

“The James Hotel & Residences Miami represents an exciting opportunity in our efforts to expand Sonesta’s presence in top 25 metropolitan areas in the U.S. in vibrant, high-demand destinations,” Sonesta Chief Development Officer Brian Quinn said in a statement.

The hotel and residences will include fully furnished condos that are expected to start selling this year, although asking prices aren't public. The development will also include a spa, private cabana snow and rain rooms, and a four-story private club whose members will also have access to the James Hotel in South Beach.

The release also says the luxury bar and restaurant in the Downtown Miami project will be the highest elevation concept of its kind in the Americas.

Mint Developers is a partnership of Hollywood-based AD1 Global, Miami-based Big Development, and Sunny Isles Beach-based To The Stars, The Real Deal reported.

“We are excited to collaborate with Sonesta on The James Hotel & Residences Downtown Miami, a development that embodies the vibrancy and sophistication of Miami,” Daniel Berman, president and CEO of AD1 Global and head of Mint Developers, said in a statement.

Berman told TRD that the partners expect to close on the property within the next 30 to 40 days. AD1 Global and Big Development didn't respond to Bisnow’s request for comment.

This will be the first new construction for The James in the U.S., but Sonesta has a large portfolio in South Florida. The eighth-largest hotel chain in the country has properties in at least 32 cities across the state, including Fort Lauderdale, Miami, Miami Beach, Miami Lakes and Boca Raton, according to its website.

Supertall proposals are increasingly common in Miami as the next phase of its skyline takes shape.

Miami is home to 18 out of the 100 tallest buildings in the U.S., the third-most of any city, behind New York and Chicago, NBC Miami reported in March.

The tallest project in Miami is slated to be the Waldorf Astoria, which will rise 100 stories to more than 1,000 feet tall. The project, led by Property Markets Group, landed Florida’s largest construction loan of $668M from Bank OZK and Related Fund Management in June and is expected to finish construction in 2028.

Ken Griffin is also getting in on the action with a planned headquarters building for Citadel that will rise 54 stories to 1,032 feet tall and include a luxury hotel.
