The Harbour Tops Off With 90% Of Units Sold Already

Two 32-story towers comprising The Harbour in North Miami Beach have topped off, with 90% of their 425 units sold, even though the project will not be completed until late 2018.

The project is a joint venture between 13th Floor Investments and Key International, in conjunction with Moss.

The team spared nothing in terms of amenities. In addition to a fitness center and concierge, the 4.5-acre site includes a spa with hydrotherapy plunge pools and steam and sauna rooms; a full-service private beach club with a panoramic pool and outdoor food and drink service; a dog park and barbecue facilities; a soccer field; tennis and basketball courts; children’s wet and dry playgrounds; and an arcade.

"The ability to have everything on-site is highly desirable in today’s market, and this was the main selling point," Key International Sales CEO Liliana Paez said. 

Twelve percent of buyers are from Florida, she said, and about 35% to 40% from Latin America.

The sales team "regularly embarks on in-market campaigns throughout the region to engage buyers on their home turf," she said. "We recently participated in a real estate exposition in Chile, which directly resulted in two new contracts and planned sales gallery visits when prospects are in Miami this fall."

Perhaps the most progressive feature of the project is the "aromatherapy trail" featuring plants like lavender and mint that supposedly have rejuvenating properties. "Refreshment zones" along the trail will serve water infused with ingredients like coconut and green tea.

Key International President Inigo Ardid said it is no surprise that North Miami Beach is becoming more desirable.

“As buildable land becomes increasingly scarce, this is one of the few new projects to provide residents with unobstructed, direct water views,” he said.

The partners involved in The Harbour also teamed up on 1010 Brickell, a 387-unit luxury building, and 400 Sunny Isles, a sold-out waterfront condo composed of 230 residential units and dry boat storage.

Residences include one-, two- and three-bedroom units as well as penthouses and two-story villas, ranging from 1,032 to 2,442 SF. There are 42 units remaining; they range from $580K to $1.45M.
