Rendering Reveal: Lennar Shares Vision for Fremont Mixed-Use

Fremont got a glimpse of its future this week when Lennar Corp presented conceptional renderings for the Warm Springs/South Fremont development to city council.

Lennar proposes building 2,214 housing units (apartment, condo and urban villages) with 290 below-market rate units in its Area 4 master plan. The plan also involves 1.4M SF of research and development and Class-A office space, an elementary school and a park, the San Jose Mercury News reports. Fremont City Council approved the plan in April as part of its larger Warm Springs/South Fremont Community Plan.

Lennar's latest renderings present the mixed-use part of the development. The four, five-story buildings will house more than 27k SF of ground-floor retail space and apartments (966 market rate, 290 below-market rate). On about 10 acres nearby, there will be a target of nearly 700k SF of stand-alone office.

Located within 10 minutes of the new Warm Springs/South Fremont BART station, the site sits near Tesla Motors' manufacturing facility.

The Area 4 development, encompassing around 111 acres, is part of Fremont's master plan for a larger "innovation district" on 880 acres that could yield 11.6M SF of retail and office space; 4,000 housing units; and up to 20,000 jobs. [SJMN]
