Fremont Mixed-Use Development Reports Strong Retail Leasing

A week after it began retail leasing activities, a transit-oriented development in Fremont has leased more than half of the available space. Of the 30K SF at Blake|Griggs Properties’ Artist Walk community, 65% has been leased or is under contract. The prospective tenants are Bun Appetit, Orange Theory Fitness, Sola Salon Studios, Lala Kabob House, i-Tea, Chengdu Hot Pot and De Ala Dental, according to Blake|Griggs Senior Development Director Ryan McNamara.

When fully completed, Artist Walk will include ground-floor retail along Fremont Boulevard. The development includes a private street dubbed Artist Walk Common that connects people from Post Street to Fremont Boulevard. The 185-unit apartment complex includes a public courtyard, a large water fountain and a 1,900 SF community room that can be used to exhibit resident artwork or for meetings.

Apartments feature in-unit washers and dryers, 9-foot ceilings and private balconies. Amenities include a business center, a clubhouse, a pool, a pet spa and a bicycle maintenance area. Rents for the market-rate housing start at about $2,200/month. Residents leasing the complex’s first building at 3888 Artist Walk Common and Fremont Boulevard will begin taking occupancy Aug. 1 with buildings two through five opening through November.

Artist Walk is a JV of Blake|Griggs and JD Capital. Financing was provided by PCCP. Designers are BDE Architecture and Architects Orange. The general contractor is Western National Builders.
