Northern California City To Gain Open-Air Retail Center Anchored By Sprouts Farmers Market
Regency Centers has broken ground on Ellis Village Center, an outdoor retail destination in Tracy, California. Anchored by a 23K SF specialty grocery store, Sprouts Farmers Market, the project is adjacent to the upscale Ellis Master-Planned Community under development.
The grocer, together with a curated mix of shops, restaurants and service providers, will serve as a built-in ecosystem for the rapidly growing and affluent community. The average household income within a one-mile radius of Ellis Village Center is $187K.
Slated for completion in late 2026, Ellis Village Center is located in a high-barrier-to-entry area and is the culmination of a 20-year effort between the developer and municipal leaders.
“This project is a long-term investment in a dynamic region, bringing high-quality retail to serve expanding residential neighborhoods with lasting value,” said Craig Ramey, development partner for Regency Centers.
About The Property
Located at Corral Hollow Road and Ellis Town Drive at the gateway of a planned 2,500-home residential development and centralized to additional residential developments totaling over 6,600 homes within a 3-mile range, the center will be developed in two phases. Ellis Village Center South is currently under construction and features 49K SF of retail and restaurant services, including a Chipotle restaurant with Chipotlane drive-thru.
As of January 2025, Ellis Village Center South was fully committed and boasted a thoughtful mix of retail, restaurant and personal service users including Pho Island, Pacific Dental Services, Paris Baguette, Great Clips, Slice House, Pokemoto, NT Nails, Chocolate Fish Coffee Roasters, Firehouse Subs, Wingstop, BMO Bank and Chipotle.
Ellis Village Center North, a second phase of the development, will offer further retail leasing opportunities.
Regency leadership said locating grocery-anchored retail within pedestrian-friendly, open-air shopping centers, like at Ellis Village Center, encourages repeat visits and supports the center’s other shops, restaurants and service providers.
Regency Centers, a public REIT and owner, developer and operator of nearly 500 shopping centers across the U.S., has a track record of bringing top-tier tenants to the nation’s most desirable locations.
“By curating the right mix of tenants and emphasizing thoughtful design, we’re creating a destination that supports both community life and regional growth,” Ramey said.
About The Community
With direct access to I-580 and I-205, Regency Centers designed Ellis Village Center and curated its tenant mix to meet the needs of the high-growth area’s affluent residents. Homes in the area tend to sell for more than $750K. Adding a high-end grocer to the area was an important goal for Tracy municipal leaders.
“Bringing Sprouts to our community is a direct response to the requests we’ve heard from residents for additional grocery options,” Mayor Dan Arriola told local media. “The opening of Sprouts is a major milestone in Tracy’s commitment to economic development and long-term prosperity.”
Gaining a foothold in Tracy was a priority for the grocer as well.
“I can’t tell you how excited Sprouts Farmers Market is to join the Tracy community,” said Emily Despriet, regional vice president for Sprouts Farmers Market. “We should be employing over 100 employees when we open the store next fall.”
