Illumio To Move HQ To Santa Clara After 120K SF Office Lease

Cybersecurity firm Ilumio is relocating its corporate headquarters from Sunnyvale to Santa Clara with the signing of a 120K SF lease at the Campus at Scott.

Illumio will occupy three floors of the Class-A office complex in the heart of Santa Clara at 3315, 3325 and 3355 Scott Blvd., the company said in a news release.

San Francisco-based Ellis Partners and investment manager The Baupost Group of Boston acquired the 460K SF, three-building, Class-A office complex on Scott Boulevard for $210M in 2025.

That price was a significant discount from the $305M Clarion Partners paid in 2015.

Ellis Partners is in the midst of a sweeping renovation at the office complex, which lists Applied Materials as a primary tenant. Planned upgrades include new food and fitness amenities and enhanced outdoor areas.

Illumio, which has about 1,000 employees worldwide, plans to occupy its new headquarters location sometime in the first or second quarter of 2027.

“Our new headquarters will give us the space to scale our teams and accelerate how we help organizations contain breaches, build resilience, and operate with confidence in an AI post-breach world,” Illumio founder and CEO Andrew Rubin said in a statement.

Leasing demand for Silicon Valley office space continues to tighten inventory. Overall office vacancy in the first quarter declined to 18.8%, down 40 basis points from Q4 and a 1.2% drop year-over-year, according to Cushman & Wakefield

That momentum carried on in the early part of Q2, with Supermicro announcing a 714K SF office lease in San Jose to house its burgeoning artificial intelligence infrastructure manufacturing operations and AI startup Glean taking 62K SF in Mountain View in early April.
