AI Company Glean Leases 67K SF Mountain View Space

Artificial intelligence startup Glean subleased 62K SF of office space at 331 E. Evelyn Ave. in Mountain View from biotech company Heartflow.

Palo Alto-based Glean offers an AI-driven search function that allows a business' employees to search internal corporate data, create content and automate tasks.

The lease was first reported by the Silicon Valley Business Journal.

In December, Glean said it had doubled its annual recurring revenue to $200M. The company employs more than 1,000 globally and has customers in over 27 countries.

Glean did not immediately respond to a request for comment.

Heartflow listed the space for sublease as a way to shave costs from its hefty monthly lease obligations, which total $26.5M in noncancelable leases for its office space in several California cities, according to documents filed with the Securities and Exchange Commission. The company also leases offices in Austin and Tokyo.

“Our contractual commitments will have an impact on our future liquidity,” the company reported.

Heartflow in January 2022 signed an eight-year lease for the space in downtown Mountain View, legal documents show. At $5.58 per SF, Heartflow’s monthly lease payment was just shy of $360K, with a 3% annual escalation in rent.

It listed the building for sublease in late March with Cushman & Wakefield. Glean will occupy roughly half of the space beginning in April, with full occupancy slated for March 2027, Heartflow said. Glean’s sublease expires in August 2030.

AI companies are taking down Bay Area office space at a prodigious rate. Anthropic, OpenAI and Crusoe leased 944K SF in downtown San Francisco in Q1 2026, Avison Young reported. OpenAI also leased the entirety of a five-building office campus totaling 450K SF in Mountain View in March.
