Sunnyvale Luxury Complex Changes Hands: The Bay Area Deal Sheet

Colliers arranged the sale of a 250-unit luxury multifamily community in Sunnyvale for $143.5M. The property sits near major Silicon Valley employers, including Apple, Google, Meta, Amazon and Nvidia, supporting demand for workforce housing. Colliers’ Peter Nicoletti and Will Mathews represented the seller.

The community is adjacent to the planned M Social Hotel, slated to deliver in 2026 and expected to bring additional hospitality and retail activity to the area.

SALES

Sagard snagged Farallon Industrial and Logistics Center, a 261K SF warehouse in San Leandro. The deal came amid a surge in Oakland industrial leasing activity and was one of three sales above 200K SF. CBRE’s Chris van Keulen, Bob Ferraro, Michael Barry and Rebecca Perlmutter Finkel represented both parties.

Prologis picked up an 11-building, 952K SF industrial portfolio in Brisbane for $314.5M, or $330 per SF. The California State Teachers Retirement Fund was the seller.

The property is fully leased. Prologis zeroed in on the property’s strategic location on the edge of San Mateo County near San Francisco International Airport, major freeways and Downtown San Francisco.

Newmark arranged the sale of 447 S. Almaden Blvd., a 3.7-acre development site in Downtown San Jose. The city purchased the property for $13.5M. Newmark’s Steven Golubchik, Edmund Najera, Darren Hollak and Brendan Raney represented the undisclosed seller.

LEASES

Cushman & Wakefield arranged a long-term, 15K SF lease for the artificial intelligence company Chalk at 55 Stockton St. in San Francisco’s Union Square. Sam Wasserstein and Elena Saccone represented the landlord, Zaber, while Pierce Neinken and Alexis Escaranio of Resource Commercial Real Estate represented the tenant.

The Swig Co. signed a 17K SF lease with Turner & Townsend for the 21st floor at 350 California. CBRE’s Sam Stein and Trent Holsman represented The Swig Co., while Darin Bosch and Stephen Eynon represented Turner & Townsend. The 300K SF Class-A tower, in the heart of San Francisco’s Financial District, was acquired by The Swig Co. and SKS Partners in 2023.

FINANCING

CBRE arranged permanent financing for the Foster City Medical Pavilion, a 40K SF medical office building in Foster City. Zack Holderman, Jesse Greshin, Chris Bodnar, Brannan Knott and Cole Reethof advised sponsor and owner Pinnacle Capital Management Services and partner Harrison Street Asset Management.

PEOPLE

Kevin Hatcher joined Newmark as executive managing director to head up the West Coast industrial practice. Hatcher previously advised institutional and private owners as well as corporate occupiers on leasing, sales and broader advisory work. He will work closely with Newmark’s industrial leasing, capital markets and occupier solutions teams.

Related California co-founder, CEO and Chairman Bill Witte will step back from day-to-day leadership on Jan. 1, 2026, and transition to chairman emeritus. Gino Canori will take over as president and CEO of the market-rate division, while Ann Silverberg will lead the affordable division.

Witte co-founded the company with Stephen Ross in 1989 and, together with longtime partner Frank Cardone, helped grow Related California into one of the West Coast’s largest affordable housing developers.
